Blue Ridge Community College is seeking proposals for a turnkey project to: Renovate 1st and 2nd floor gang restrooms. Work to include all permits and inspections. Campus Dr. Flat Rock, NC 28731 2 Stage Construction: o It is Blue Ridge Community College's intent that the restrooms be closed for a minimal amount of time. The contractor is to have all materials on hand before starting renovations. This includes stall partitions, doors and casework. This also includes flooring should Alternate #4 LVT Flooring be accepted. o Under NO conditions wil the contractor be permitted to start Phase #2 until Phase #1 is 100% complete. o 1st floor restrooms to be done as Phase #1. o 2nd floor restrooms to be done as Phase #2. Phase #2 to take place during Blue Ridge Community College's winter break (start immediately after December graduation and completion before January classes begin (currently scheduled for approximately December 13th - January 7th). _ Provide permit and inspection fee for scope of work. It will be the contractor's responsibility to schedule all inspections and provide inspection reports to the Blue Ridge Community College's Capital Project Coordinator. _ Contractor wil be responsible for installation of any plumbing isolation valves required for turning water off to the individual restrooms to allow water to the rest of the building. Installation of these isolation valves will take place after Blue Ridge Community College's normal operating hours. _ Blue Ridge Community College retains salvage rights to any toilets, urinals, flush valves and faucets. It wi l be the contractor's responsibility to remove and dispose of any such items not claimed by Blue Ridge Community College. _ Restroom Toilet Stall Compartments (Partitions, Doors and Pilasters) o High Pressure Laminate Formica _ Toilet-Enclosure Style: Overhead braced. _ Provide minimum 3/4-inch- thick doors and pilasters and minimum 1/2 inch- thick panels. _ Pilaster Shoes: Formed from stainless-steel sheet, not less than 0.031 inch nominal thickness and 3 inches high, finished to match hardware. _ Brackets (Fittings): Full-Height (Continuous) Type: Manufacturer's standard design; stainless steel _ Overhead Bracing: Manufacturer's standard continuous, extruded aluminum head rail with anti-grip profile and in manufacturer's standard finish. _ Hinges: Manufacturer's minimum 0.062-inch- thick stainless-steel paired, self-closing type that can be adjusted to hold doors open at any angle up to 90 degrees, allowing emergency access by lifting door. Mount with through-bolts. _ Latch and Keeper: Manufacturer's heavy-duty surface-mounted cast stainless-steel latch unit designed to resist damage due to slamming, with combination rubber-faced door strike and keeper, and with provision for emergency access. Provide units that comply with regulatory requirements for accessibility at compartments designated as accessible. Horizontal unit that opens by folding down from stored position and with child-protection strap. Engineered to support minimum of 250-lb static load when opened. Contoured changing surface area is 442 sq. in, complete with nylon safety straps and bag hooks. _ Surface mounted. Contractor to provide any in-wall bracing required to meet 250-lb static load. _ Meet ASTM F2285 requirements and safety specifications for weight bearing Commercial Changing Stations. _ FDA approved high-density polyethylene (HDPE) body, bacteria resistant. _ ADA Compliancy: ADA cam-buckle is adjustable with one hand. ADA Only protrudes 4 inches from wall. Child protection strap featuring cam-buckle which is adjustable with one hand. _ Pneumatic gas shock mechanism to ensure smooth, safe open and close motions. _ Tile floor o Thoroughly clean grout on tile floor and tile cove. Remove all stains, discolorations and mildew. This is to include areas presently covered by floor mounted toilets and toilet stall pilasters/shoes. o Seal with minimum 3 coats of grout sealant. 27 _ Women's Hygiene Waste Receptacle in Restroom Stalls: o Reuse and reinstall. _ Paper Towel Dispensers, Toilet Paper Dispensers, Soap Dispensers. o Owner provided, Contractor installs Alternate #1 ADA Door Operators: (1st Floor Men and Woman) _ Provide and install ADA compliant door opener (LCN or Nabco or equivalent). _ Work to include electrical. _ Wireless transmitter installed on both sides of entry door at ADA compliant location. Alternate #2 Hard Wired sensors for toilet, urinal flush valves and Faucets: Additional cost to install hardwired sensors instead of battery operated. To include all electrical required. Alternate #3 Entry Door Intruder Deadbolts: _ Provide and install intruder deadbolts (keyed on outside, thumb bolt on inside) on main entry doors. _ Keyed/Thumb bolt deadlock for saferoom _ Cylinder for keyed side to be prepped for SFIC to accept Blue Ridge Community College provided core _ Work to include all modifications needed to the doors and metal door frames. _ Owner will provide the SFIC cores. Alternate #4 LVT Flooring: _ Work to include all prep work required for manufacturer approved installation over tile. _ Work to include removal of tile wall base and any wall and floor repairs required. _ Work to include any and all modifications required due to raised floor height. _ LVT: Interface Level Set Natural Woodgrains _ Vinyl Base: Johnsonite 4.25". Color TBD. Alternate #5 Exit Signs (Illuminated) _ Additional cost to insta l illuminated exit sign instead of the framed luminescent exit signs called for in the Base bid: o Work to include all electrical required.
