Renovation of a municipal facility in Brookline, New Hampshire. Conceptual plans call for the renovation of a municipal facility.
As of 9/25/2025 the project has been cancelled in it's entirety. The Town of Brookline, NH is soliciting proposals from licensed, insured companies to perform repairs to the Brookline Annex building, located at 4 Main Street, Brookline, NH. This building was built in 1875 and has undergone extensive renovations in the ensuing 150 years. It needs repair to mitigate damage from water intrusion. A site visit can be arranged and is recommended. Questions Contact: Paul Branscombe, Town Administrator: 603-673-8855 x 213 OR town.administrator@brooklinenh.gov 1. Tear off damaged wooden siding on back and left-side-back of building. Fix any water damage to the underlayment, install waterproof house wrap, and install new horizontal wooden siding (no vinyl siding). Specify type of wood and width/thickness of lumber. Also replace any damaged trim pieces (these are also wood). 2. The painted over window on the back wall of building shall be removed (and the hole covered appropriately) in the process of replacing the siding on this wall. No interior/cosmetic repairs are needed resulting from the removal of the window. 3. Replace missing/undersized screws on large red barn door on left side of building (as you are facing the front). 2 of the 4 hinges are not currently attached. 4. Trim on leftmost garage door (as you face front of building) needs to be re-attached and caulked at bottom left side. 5. There is extensive water intrusion at back left (as you are facing the back of the building) side walls, where roofs meet in the lower section. There is a makeshift water diversion system consisting of a barrel and sheets of plexiglass. The barrel and plexiglass are to be removed and water damage is to be mitigated by the addition of gutters, in addition to replacing/repairing damaged siding and trim: see #6. 6. Gutters: will be added to the back wall of the building on the pitched, high section of the roof. Gutters will also be installed to the back left side (as you are facing the back of the building) of the roof, where 3 sections of roof meet. These gutters will have downspouts that route the water away from the building to an area where it will not cause foundation damage or allow water to enter the building. Please specify type of gutter and linear feet recommended and where the water will be diverted to and distance from building. 7. Inspect vent pipe on back of metal roof to check for leaks. If leaks are found, repair and seal the pipe. 8. Paint the replaced wooden siding and trim. This will consist of one coat of exterior primer and 2 coats of white exterior paint. Paint to be provided by the Town. 9. All construction debris will be removed from the premises. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project.
