Summary: The project is generally described as the replacement of 560 square feet of low slope EPDM roofing at Hiner Hall. The name of the project is Longwood University, Hiner Hall Low Slope Roof Replacement, located at 200 Brock cmns, Farmville, Virginia 23901. Location- 200 Brock Cmns Farmville, VA 23901 Q/A :- All Inquiries for Information Should Be Directed To: Sheree Havens, Contracting Officer at email materielmanagement@longwood.edu or fax (434) 395-2246 using ATTACHMENT 1 - PREBID QUESTION FORM. Questions are due by 12:00 Noon on August 15, 2025. The University will not accept questions after the stated deadline. Substantial Completion - 45 consecutive calendar days + Final Completion shall be achieved within 30 consecutive calendar days after the date of Substantial Completion SBE (100%) The project consists of the replacement of one (1) roof area totaling approximately 552 +/- square feet of roof area. 1. Area A (approximately 559 +/- square feet), the work of this project includes the total removal of the existing single ply TPO roof assembly including all insulation, flashings, trim metals and accessories down to the existing structural concrete roof deck. All existing roofing materials shall be replaced with new polyisocyanurate insulation (both flat stock and tapered) and a new fully adhered 60 mil EPDM single ply roof assembly with all the associated flashings, terminations and trim metals required for a complete system 2. Membrane manufacturer's supplied pre-manufactured ANSI/SPRI ES-1 compliant metal edge components will be required on this project. 3. The Owner will occupy the site and the existing building during the construction period. Cooperate with the Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the work so as not to interfere with the Owner's daily operations. Existing Roof System Compositions: Roof Area A - 559 +/- sf Silicone Roof Coating Thermoplastic Polyolefin (TPO - adhered) 1/4": 1' Tapered Polyisocyanurate (adhered) 2-in. Polyisocyanurate (adhered) Structural Concrete (Flat) Existing Roof Composition Notes: 1. It is the contractor's sole responsibility to verify all existing roof system compositions and conditions that will affect the execution of the work. New Roof System Compositions: Roof Area A - 559 +/- sf New 60 Mil EPDM Membrane Roofing (fully adhered) New 1/2-Inch High Density Polyisocyanurate Insulation Cover Board (adhered - low rise foam) New 1/4-Inch Per Foot Tapered Polyisocyanurate Insulation (1.5-in. minimum thickness / adhered - low rise foam) New 1.25-Inch Base Layer Polyisocyanurate Insulation (adhered - low rise foam) New Self-Adhered Bituminous Air & Vapor Barrier (self-adhered) Existing Structural Concrete Roof Deck (flat roof deck) New Roof Composition Notes: 1. Existing deteriorated wood blocking shall be removed and replaced with new treated blocking as required and shown on the roof plans and roof details. 2. All blocking at curbs and walls shall provide a minimum of 8" flashing height as required by the roof system manufacturer. 3. All blocking at roof edges shall match the height of the new insulation as required by the roof system manufacturer. 4. All new blocking shall be fastened to the substrate to meet the specifications. H. Demolition and Preparation: 1. Remove and dispose of the existing roof installation including all insulation, flashings, metal trims, and accessories down to the existing structural concrete roof deck. 2. Remove and dispose of the existing access ladder at exterior parapet wall. 3. Asbestos containing material that may be uncovered during the course of the project: a. ROOF SAMPLING WAS NOT PERFORMED AND NO ASBESTOS CONTAINING MATERIALS ARE SUSPECTED TO EXIST WITHIN THE EXISTING ROOFING MATERIALS. b. ASBESTOS CONTAINING MATERIALS MAY BE PRESENT IN OTHER AREAS OF THE BUILDING WHERE WORK IS NOT DIRECTLY BEING PERFORMED. THE CONTRACTOR IS RESPONSIBLE TO ENSURE THAT ANY REMAINING ASBESTOS CONTAINING MATERIALS ARE NOT DISTURBED OR DAMAGED AND WILL BE RESPONSIBLE FOR ALL COSTS ASSOCIATED WITH CLEAN-UP AND CLEARANCE OF THE BUILDING DUE TO DISTURBANCE OR DAMAGE TO ASBESTOS CONTAINING MATERIALS NOT INCLUDED IN THE SCOPE OF WORK. c. IF REQUIRED, THE OWNER SHALL HIRE A THIRD PARTY TO PERFORM AIR MONITORING BEFORE, DURING AND AFTER THE ABATEMENT. THISIN NO WAY RELIEVES THE CONTRACTOR OF ITS OWN AIR MONITORING RESPONSIBILITY. i. No asbestos materials are to be removed without the asbestos project monitor being on-site. ii. ACM is to be removed by a Virginia licensed asbestos abatement contractor. iii. The licensed abatement contractor may be hired by the Owner (Agency) or by the general contractor. New Roof System 1. Furnish and install new wood blocking where shown and as required by the Contract Documents and the roof system manufacturer's standard requirements. 2. Furnish and install new self-adhered (S/A) bituminous air and vapor barrier over the properly repaired, cleaned, and primed structural concrete roof deck. 3. Furnish and install new 1.25-in. polyisocyanurate insulation base layer over the newly installed air and vapor barrier adhered with low rise foam insulation adhesive to meet or exceed wind uplift requirements for the geographic location of the project. 4. Furnish and install new 1/4-inch per foot tapered (minimum 1.5-in.) polyisocyanurate insulation adhered with low rise foam insulation adhesive to meet or exceed wind uplift requirements for the geographic location of the project. 5. Install new insulation crickets as required or shown to facilitate positive drainage. New crickets shall be adhered with low rise foam insulation adhesive to previously installed insulation. 6. Furnish and install new 1/2 -inch high density polyisocyanurate insulation adhered with low rise foam insulation adhesive to meet or exceed wind uplift requirementsfor the geographic location of the project. Low rise foam insulation adhesive ribbon pattern / spacing shall be as approved by the roof system manufacturer to provide required wind uplift requirements for the geographic location of the building. 7. Furnish and install a new 60 mil non-reinforced EPDM single ply membrane system fully adhered over the previously installed insulation. 8. Furnish and install new base flashing and stripping at all curbs, parapet walls and other roof penetrations with proper termination as required or shown. 9. Install 6-in. pressure sensitive EPDM cover strip at all membrane field seams. 10. Furnish and install new drain assembly parts including new clamping rings with new bolts and new strainer baskets. 11. Furnish and install new termination bar and metal counter flashings as required or shown. 12. Furnish and install new pre-manufactured, ANSI/SPRI ES-1 compliant perimeter coping metal as required or shown. 13. Furnish and install new roof access ladder at exterior parapet (Alaco Ladder 563-PR Parapet Return or approved equal). 14. Furnish and install the manufacturer's approved walkway pads at all points of ingress and egress (doors, ladders, etc.). 15. All required mechanical, electrical and plumbing work required to complete the new roof system installation shall be performed by a licensed mechanical, electrical or plumbing contractor. All mechanical, electrical and plumbing work shall comply with all applicable codes and the Contractor shall be responsible for providing all required inspections at no additional cost to the Owner.
