Renovation of a library in Nashville, Tennessee. Completed plans call for the renovation of a library.
Green Hills Branch Library Renovation Mechanical Systems: _ The Chiller for the Building was installed in 2022 (120 Ton Chiller) _ Building Boiler is the original equipment (Approx 25 Yrs old) _ All VAV boxes and Air Handling Equipment are original Equipment (Approx 25 Yrs old) _ Existing IT Closet will require a new (Cooling only Mitsubishi split system) Plumbing Systems: _ All restroom fixtures (Sinks and Toilets) will be replaced _ All Restrooms will receive new Electric Hand Dryers (CFCI) Contractor Furnished Contractor Installed _ All Toilet paper holders, soap dispensers and sanitary napkin receptacles are to be (OFCI) Owner Furnished Contractor installed _ An adult changing table is desired in 1 Family Toilet _ All interior Water Fountains are to include bottle fillers. Electrical and Power Systems: _ All new LED lighting will be included in the new design. _ Lighting Control system will be part of this design, in addition to Occupancy sensors where required for energy saving measures. _ Attention to given to level and warmth of lighting _ New layout and design for trenching and Power and Data Floor Boxes are to be included in this scope of work. Roofing System: _ Roofing is original to the building and will likely need replacing as part of this scope of work. (approx. 25 years old.) _ A thorough roofing assessment / inspection is to be performed as part of this Solicitation. Interior Systems: _ All interior flooring will be demolished and replaced w/ new LVT at all Offices, Meeting and Study Rooms, Circulation areas. Ceramic Tile at all Restrooms and Walk Off Carpet at all entry points into the building. _ Ceiling systems will be New Acoustical and Drywall _ All vertical surfaces will receive new finishes, to be determined. _ Several of the Exterior Entry doors are demonstrating significant wear and tear, these will need to be addressed as part of this SOW _ All casework will be new in the design. The Circulation Desk areas will be mobile furniture and will be furnished as part of the FFE Allowance. This furniture should be designed and indicated on the design documents by this A/E Team. _ Study Rooms will have glass doors and storefront style glass from 4' off to Ceiling on-door wall. _ All Door hardware is to be compatible with Metro Public Library's small format Best Cores 7 pin. Existing Door Hardware can be reused in the upgraded space. _ All restrooms will have Hard / Drywall Ceilings _ Janitorial Area can be enlarged if the design allows for it. _ In the Children's and Teen Spaces, consider adding Acoustical performance products to aide w/ sound transmission. Cameras, Access Control, A/V & PA System: _ These items will be furnished and installed by Metro vendors under separate contracts. The required pathways / infrastructure associated with these items are to be part of the eventually selected Contractor. This will include (2) new cameras on amin entry side of building. More info to come from Library ITS. _ The selected A/E partner will include the associated documents required for Metro Vendors to bid on these scopes of work. _ Metro IT and Library IT Departments will be extensively involved in the planning for this scope of work. Appliances: _ Full size refrigerators will be used in lieu of undercounter or smaller units. _ There may be some existing Appliances that will be reused in the remodeled facility. Exterior Building components: _ If the budget for this project allows for some exterior work to be performed, a priority list will be discussed w/ the selected A/E Team. -White Paint surface on building exterior is very chalky. -Fountain has a leak at the base that may require investigation. -Parking lot may require seal coating and new striping. -Additional Lighting in the park will be discussed if money is available after priority items. Project Plan _ The Department intends to implement the Project through a Construction Manager at Risk (CMAR) approach. _ The A/E is currently working with the Department to develop design documents. _ METRO intends to award the CMAR contract in Summer of 2025. Once selected, the CMAR will collaborate and work with the A/E to review the design documents and advise on whether they are consistent with the Department's budget and schedule for the Project. _ Schematic Design is currently underway. The Department envisions that a set of 100% Schematic Design documents will be completed in end of May 2025, Design Development complete in June 2025, and Construction Documents in Sept 2025. _ The scope of services for the Project ("Scope of Services") will be divided into two phases: Preconstruction and Construction Phase. _ During the Preconstruction Phase, the CMAR shall work with the A/E to develop a schedule and budget that accomplishes the Department's goals and objectives. The CMAR will be required to actively participate in the design phases by providing cost estimating, value engineering, scheduling, identification of long- lead items, and performing constructability reviews. _ The CMAR should plan to implement early release packages as determined by the AE and Department prior to issuance of a Guaranteed Maximum Price proposal. _ The Department anticipates that 100% Construction Documents (CD) will be completed by Sept 2025 (tentative), at which point the CMAR will be expected to develop a Guaranteed Maximum Price (GMP) for construction based on the approved documents. The process by which the GMP will be formed is more fully described in the Agreement. _ The Department's goal is to have the project completed by August 2026. GMP Target The GMP target value for this Project is $3,400,000.00 (). Metro has the right to set the final contract value.
