Construction Services for remodel of Pods A/B in Griggs Hall, located on the Duluth campus. details/requirements. Question Cut Off Date 8/26/2025 12:00:00 PM (CT) PROJECT NO- 800020.010 SCOPE OF WORK In general, the work under this contract includes limited general demolition and the removal and disposal asbestos containing materials to prepare the PODS A and B for renovation. BASE BID PODS A and B A. Lights: Abatement Contractor shall remove and dispose of the light fixtures scheduled for demolition,that are attached to a textured ceiling material (flat textured paint) and the hallway ceiling tiles. Refer to drawings #A1.1 and A1.2 demo plan keynote #6. B. Casework/Cabinets: Abatement Contractor shall remove and dispose of the casework/cabinets throughout PODS A and B rooms. Refer to drawings #A1.1 and A1.2 demo plan keynote #5. Abatement Contractor shall also remove and dispose of the wood cabinets in the six janitors rooms. This is demo plan keynote #26 on the enlarged typical bathroom plan demo found on drawing A1.1. C. Doors: Abatement Contractor shall remove and dispose of the door leaf (door) and transom panels scheduled for demolition. It should be noted the door frame will remain in place to be reused. Refer to drawings #A1.1 and A1.2 keynote #1. D. Curtain Tracks: Abatement Contractor shall remove the curtain tracks in each room and turn the track over to the owner for reuse. E. Ceiling Texture Rooms, Hallways, Stairwells and Lounge: Abatement Contractor shall remove remove the ceiling texture (flat textured paint) throughout the PODS A and rooms, hallways, stairwells and the common lounge between POD A and B. The rooms have a wood strip at the window supporting the curtain track. The wood strip shall be removed as asbestos containing material. Refer to drawings #A1.1 and A1.2 demo plan keynote #24. Demo plan keynote #24 needs to be added to rooms A111, A112, A113, A114, A115, A116, A118, A119, A120, A219, A220, A319, A320, B119, B120, B219, B220, B319 and B320 F. Existing Condition: It should be noted that the ceiling texture (flat textured paint) consists of two layers of material and both of the layers contain asbestos. The concrete ceiling is not consistently smooth and has void pockets between the aggregate, where the concrete was not sufficiently vibrated. The asbestos containing sheetrock mud was used to smooth out the unlevel section of the concrete ceiling along with the void pockets between the aggregate and a textured ceiling coating was installed over the sheetrock mud. The ceiling texture is inside the electrical junction boxes recessed in the ceiling
