Site work, paving and renovation of a mixed-use development in Port Arthur, Texas. Completed plans call for the renovation of a municipal facility; for site work for a road / highway; for paving for a road / highway; warehouse / distribution facility; warehouse / distribution facility; and water / sewer project.

Supply and install the improvements for the Ecolutia Services Facility as shown in the plans and specifications. - PEMB -CIVILS -OFF-SITE UTILITIES Offsite Utilities will only be allowed to contractors that are approved through Port Arthur for utilities work. Question Deadline 08/27/2025 at 5:00 PM CT Engineer a written request for an interpretation thereof. Project Overview: The project involves both civil and vertical construction components. The civil work includes infrastructure such as grading, utilities, and drainage, while the vertical construction includes two separate buildings with shared walls. Most process equipment will be part of a separate construction contract. 2. Vertical Construction: Main Structure: - A pre-engineered metal building (PEMB) with an approximate area of 25,000 sq. ft. - Features a complex foundation, including two containment areas, a pipe trench, dockhigh design, fire sprinkled, fire alarm, underground tanks, emergency generator. - The building will include a mezzanine area for storage and expandable rooms. - Large process tanks will be installed in the containment areas before the building is fully enclosed. Office Building: - A two-story office building with approximately 3,000 sq. ft. per floor. - The second floor will be built out at a later stage, with the first floor fully constructed in this phase. - The office building will have framing designed according to the PEMB manufacturer's specifications or by a windstorm-certified, registered engineer hired by the General Contractor (GC). - The exterior will feature a split-face CMU facade, and the client has specified a custom EIFS color scheme. Interior CMU firewall to separate the office from the warehouse. - Both buildings will require WPI-8 certification as provided by the GC. Mechanical, Electrical, and Plumbing (MEP): - Full MEP systems, including electrical, plumbing, andinstalled as per the provided design plans.Civil Construction: Site Development: - Two driveways, grading, and a detention pond will be constructed with an outfall into Jefferson County Drainage District #7's canal. - Storm sewer system with inlets designed to convey rainfall runoff. - An underground rain catchment system will be connected to downspouts, with overflow directed into inlets. Off-Site Utility Extensions: - Sanitary Sewer: Off-site construction of sanitary sewer lines to extend city utilities to the project site. - Water Main: Off-site construction of a water main to extend city water services to the site.
