Reference Number0000395443 Pitkin County Open Space and Trails Department is requesting proposals from qualified home renovation/construction contractors to renovate a historic brick-construction home on the County owned Glassier Farmstead Open Space as provided for within the RFP and adjoining project documents. New Building to existing house, new garage with apartments above on 2nd floor, new gravel drive and access with parking spaces, new sanitary OWTS field and holding tank, and updates to existing irrigation swale with new 10" culvert crossings. Background 1. Pitkin County Open Space & Trails purchased the Glassier House site and ranch property 2013 & 2014, in partnership with Eagle County. 2. The Glassier House is designated to the National Register of Historic Places and all alterations should be carried out in accordance with the Secretary of the Interior Standards for Rehabilitation. See Section 01350 - Historic Preservation Plan 3. Asbestos and other hazardous conditions have been abated, with the exception of lead paint. Some interior trim materials have tested positive for lead paint. The report is attached to this document. 4. Permit Application was submitted to Eagle County on July 28, 2025 5. Pitkin County is committed to the protection of the environment. Where equipment, methods, and systems have climate impacts, the contractor may offer more climate conscious options for consideration. B. Required Pre Construction Meetings 1. Meet on site with Open Space representative, architect and SGM team to review site conditions, proposed scope, schedule and coordination with site supervisor and all relevant subcontractors. Review sequencing and potential conflicts. 2. Meet on site with Open Space representative, architect, site supervisor and all leaseholders that will be impacted by construction activities. Develop a notification schedule/program for interruptions in utilities, site access, restricted areas of the site and other activities that may impact the ongoing use of the site and facilities by the leaseholders. 3. Meet on site with Open Space representative, architect and site supervisor to review scoping and schedule for work on the historic house. Set expectations for additional review of practices, materials and methods related to historic materials and repairs. . Scope of Work: 1. Removal of all existing plumbing piping and fixtures 2. Connection to new septic system; OWTS also under this contract. 3. Electric Hot Water Heater 4. Connection to Phase II Water Stabilization Room 5. New plumbing piping and fixtures 6. Install localized water treatment at each kitchen sink. 7. Bathroom Accessory SCOPE OF WORK A. SPECIFICATIONS Summary: The project includes the rehabilitation of a 1,552 sq ft historic brick house. The demolition of 525 sq ft of existing non-historic additions and the construction of a 554 sq ft addition. The project also includes site work, including new septic; new electrical undergrounding and service upgrades; roadway additions and upgrades, and other work described on the drawings. The project will also include the demolition of an existing 750 sq ft metal barn. The scope of work shall include all work as described and implied in the Drawings, titled Glassier Farmstead Construction Documents, dated 8/4/25. Including Architectural, A0.0 through A3.7, dated 8/4/25; Civil Drawings C1 through C9, dated 7/23/25; Structural Drawings, S0.01, S2.01, S6.01, dated 7/15/25; and Electrical Drawings, E101, E102, E601, E602, E701, dated 7/23/25 and Glassier Farmstead Project Manual, dated 8/4/25.
