**As of October 10, 2025 , This project has been awarded to American Property Restoration in the amount of $72,480.59..** This work project includes the replacement of the roof on Hyatt Cottage located on the campus of Legacy Park at 500 South Columbia Drive, Decatur, Georgia 30030. The proposals must be delivered by the deadline to the City Manager's Office on the 2nd Floor of the Decatur City Hall, (509 North McDonough Street, Decatur, GA 30030) and shall be marked "Sealed Bid for Decatur Legacy Park Hyatt Cottage Roof Replacement" The bidder must submit three (3) copies of their proposal with one marked original. Any questions regarding bids and/or misunderstandings that may arise from this proposal should be submitted, via email and should be directed to Felix Floyd, Facilities Maintenance Superintendent, at felix.floyd@decaturga.com, no later than August 20, 2025, at 3:00PM. 1. The Contractor shall remove all existing roofing material down to the decking. 2. The Contractor shall remove all gutters. 3. The Contractor shall inspect decking for damaged decking and replace all damaged decking. 4. The Contractor shall repair damaged chimney. 5. The contractor shall install an ice and water barrier in valleys around all pipes and around both chimneys. 6. The contractor shall install synthetic underlayment Summit 60 or equivalent over entire deck. 7. The contractor shall install wind resistant starter strips. 8. The Contractor shall install 30 year 3-tab fiberglass shingles in accordance with the manufacturer's specifications. 9. The Contractor shall install shingles using 4 nails per shingle. 10. The Contractor shall install a new drip edge around entire roof 11. The Contractor shall replace all pipe boots using neoprene boots and cap. 12. The Contractor shall install new flashing on pitch breaks and plumbing boots. 13. The Contractor shall install 6-inch seamless gutters. 14. The Contractor shall install downspouts for gutters. 15. The Contractor shall place tarps around the building to catch debris and nails. 16. The Contractor shall dispose of all debris Proposals will be considered only from experienced and well-equipped contractors. Prior to beginning construction, the successful bidder will file with the City a certificate of insurance. The City reserves the right to reject any or all bids or to waive informalities in the bidding. Bids may be held by the City for a period not to exceed sixty (60) days from the date of the opening of bids for the purpose of reviewing the bids and investigating the financial stability of the bidders and their demonstrated ability to perform satisfactorily, prior to awarding the contract.
