Renovation of a municipal facility in Pembroke Park, Florida. Completed plans call for the renovation of a municipal facility.

Project Overview o Scope: Apply surface preparation, patching, skim coats (bonding + finish) over current cement-based stucco, replacing only localized delaminated or deteriorated areas. No full removal unless structural failure requires it. o Finish: Dense, smooth cementitious surface -- suitable for direct finish paint Site Preparation & Protection o Cover landscaping, windows, soffits, HVAC vents, paving, walkways with taped plastic sheeting or drop-cloth. o Block off any parking spots that may be susceptible to excessive dust, or debris Prep & Rough-Leveling 3.1 High-Spot Removal o Identify and grind or chip off high ridges, bulges, or rippled stucco to reduce volume of skim-coat material. 3.2 Crack & Penetration Patching o Open cracks >1/16" and back prime. Apply acrylic bonding slurry and embedded mesh tape if required. o Patch holes, gouges with polymer-modified patch compound per manufacturer instructions. Bonding/Adhesive Base Coat o Apply acrylic or polymer-modified scratch-brown coat (approx. "- 1/4 ") across elevation or localized panels. This bonds patch areas and evens feathered transitions. Smooth Finish Coat o Trowel a skim-coat of finish-grade cementitious mortar (0.04-0.08") over bonded substrate. Clean-Up & Final Touch o Remove all masking, tarps, containment, and wash down landscaping. o Joint inspection walkthrough with owner or rep. Confirm: o No visible finish defects, burn marks, voids o Substrate integrity and clean readiness for painting o Allow 24 hours to rectify any punch list items. Measurement & Payment o Bid as per-square-foot of treated surface. o Include allowances for: o Intensive high spot grinding o Crack/mop-patch work and mesh application o Define start and stop points (vertical height, details, penetration terminations, stop back requirements). Project Schedule Job Duration - Not to exceed fifteen (15) Calendar days Contractor Responsibilities o If on-site water is needed; the contractor is responsible for acquiring a temporary hydrant meter from the county or bring their own prefilled water tank. Questions must be submitted in writing to the Procurement Division at procurement@tppfl.gov no later than 5:00 PM on or before Tuesday, August 26, 2025. The Town reserves the right to waive any informality in any bid, to reject any or all bids in whole or in part, with or without cause, and/or to accept the bid that in its judgment will be in the best interest of the Town.
