Demolition, site work, paving, new construction and renovation of a mixed-use development in Cadiz, Kentucky. Completed plans call for the renovation of a hospitality development; for the construction of a 400-square-foot, one-story above grade swimming pool; for site work for a swimming pool; sidewalk / parking lot; for paving for a sidewalk / parking lot; water / sewer project; and for the demolition of a swimming pool.
The scope of this project is to repair and replace components throughout the Lake Barkley Guest Wing Buildings as follows: Guest Wing Bldgs: o Remove and replace existing shingle roof down to the existing wood decking o Repaint the entire exterior o New gutters + downspouts o Replace all screen doors on the North facade (Lake-facing side) o New foundations for North facade columns Semi-circular walkways: o Remove + replace existing roof structure o Remove all existing heavy timber wood framing (columns + beams) to be salvaged and repurposed o Existing railings to be upgraded to comply with ADA requirements o New code-compliant concrete stairs connecting Upper-Level walkway to Lower Level Bridges (connecting walkway to Guest Lodge): o Remove + replace existing roof structure o Existing bridge structure to remain but repair + replace railings and decking as needed o New gutters + downspouts Sitework o New drain lines: along Upper + Lower-Level walkways, within new terraced planters o New poured in place concrete terraced walls along the existing walkways creating new planters. Electrical o New lighting throughout Guest Lodge room entry doors, bridges, walkways + stairs o Reroute existing conduit from existing housekeeping building to Guest Lodge Project Requirements are maintenance and safety-oriented and focus on repair and replacement of building components as listed above VOLUME B - Demo and Construct New Pool Project consists of fully demolishing and replacing the pool and pool structure with all new. In addition, two approximately 200 SF new single-story structures will be erected. One of which is a storage building and the other is a restroom building. Work is to include selective interior finishes demolition throughout the visitor facing public spaces. The existing wood paneling, exposed beams, and limestone fireplaces are to remain and be protected. In these spaces, new work includes but is not limited to new exterior doors, multiple large pieces of premium-grade millwork, new flooring (large format tile, carpet tile, etc.), refinishing of the existing grand wood staircase, new lighting fixtures throughout and an updated dining room with a new bar, host stand and larger service stations with new kitchen equipment. Kitchen equipment will be provided by Owner. Public restrooms will also receive aesthetic upgrades including new finishes, fixtures and accessories. The project consists of complete removal of existing skylight system, slate roof shingles, related flashings, and underlayment down to OSB roof substrate. Installation of new skylight, underlayment, premium asphalt roof shingles, related flashings and snow guards. New copper gutter scuppers are also to be installed in existing copper gutters.
