Renovation of a library in San Anselmo, California. Completed plans call for the renovation of a library.

The Project consists of an update to the library's mechanical system at the first and second levels and minor interior alterations of the main library at the second level of the building. 1. The mechanical project scope includes, but is not limited to, coordination and integration of the new library mechanical system as designed by the mechanical engineer. This includes coordination in the ceilings, walls, and floors at the first and second levels of the library, as well as work on the roof to accommodate the new equipment and roof penetrations required for the new system. 2. The minor interior alterations scope includes, but is not limited to, demolition of nonstructural wall, revisions to casework/shelving and new casework/shelving, demolition of select casework/shelving, and new finishes. 3. Contractor will be responsible for prepping all areas for new scope of work, including patching and repairing existing conditions where affected by any and all demolition work. 4. The work to be performed under this contract includes the furnishing of all labor, materials, equipment, transportation, services, permits, temporary controls and construction facilities, and all general conditions, seismic requirements, general requirements, and incidentals required to complete the work on the project in its entirety as described in the contract documents. Phasing & Owner Occupancy: Owner intends to continue to occupy adjacent portions of the existing building during the entire construction period. All exit routes, utilities, and fire alarm systems must remain operational in occupied portions of the building. Phase 1: The library upper level will be unoccupied, and the library lower level will be occupied. i. The following scope must be completed during Phase 1: 1. Demolition of (E) roof HVAC Equipment 2. Demolition of (E) wall in children's area 3. Re-roofing 4. Installation of ceiling HVAC in the upper level 5. Any work which impacts areas containing asbestos - see attached report. b. Phase 2: The library upper level will be occupied, with the exception of the children's area, as indicated on the plans, which will be an unoccupied construction area. The library lower level will be occupied, with specific areas closed on a case-by-case basis as required for installation of mechanical and electrical equipment. Contractor must provide a minimum of five working days' notice prior to closure of occupied areas. c. Provide barriers between occupied spaces and construction areas per Section 01 5000 "Temporary Facilities and Controls." d. Owner intends to occupy the Project by the date stated in the Contract Agreement as the contract completion date. e. Cooperate with Owner to minimize conflict and facilitate Owner operations. f. Schedule the Work to accommodate Owner occupancy of the site. Time for Final Completion. Project Phase 1 must be completed within 60 calendar days from the start date set forth in the Notice to Proceed, and Project Phase 2 must be completed within 120 calendar days from the start date set forth in the Notice to Proceed. Town anticipates that the Work will begin on or about the week of September 29, 2025, but the anticipated start date is provided solely for convenience and is neither certain nor binding. Liquidated damages: $3,300 License. This Project requires a valid California contractor's license for the following classification(s): B. The Bid Proposal must be accompanied by bid security of ten percent of the maximum bid amount, in the form of a cashier's or certified check made payable to Town, or a bid bond executed by a surety licensed to do business in the State of California on the Bid Bond form included with the Contract Documents. The bid security must guarantee that within ten days after Town issues the Notice of Award, the successful bidder will execute the Contract and submit the payment and performance bonds, insurance certificates and endorsements, and any other submittals required by the Contract Documents and as specified in the Notice of Award. The successful bidder will be required to provide performance and payment bonds, each for 100% of the Contract Price, as further specified in the Contract Documents. The percentage of retention that will be withheld from progress payments is 5%.
