The Town owns property located at 125 International Drive, Morrisville. The property includes a 50,400 square foot flex/warehouse building on a 4.2 acre site. The Parcel ID Number is 0755284553. The Town desires to upfit the existing building and complete site improvements to accommodate the Town's Public Works staff and potentially other Town staff. Public Works staff is currently housed at 414 Aviation Parkway. The current facilities consist of a 5,000 s.f. Office building and repair garage along with a warehouse, parking for staff, equipment and a few visitors. There is also varied materials storage and bulk storage at this location. The Public Works Department is made up of six divisions that are responsible for the maintenance, operation, and repair of Town-owned buildings, grounds, parks, athletic fields, recreation areas, fleet vehicles, contracted services, sustainability programs, rights-of-way, and streets The scope of work will include but is not limited to the following: Project planning to include code analysis, value engineering options, preliminary cost estimates, and schedule development. Evaluation of the existing building and site conditions including review of existing survey and geo-technical evaluations, environmental assessment, and existing utilities. Secure any new or additional studies to address data gaps. Comprehensive project design, to include the building, site, equipment installation, and utilities. Design process will include interfacing with the Town to refine project criteria related to dimensions and performance of interior renovations and outdoor storage areas. Permitting for all aspects of the project though all required agencies. Construction of the project. Project management to assure subcontractors are performing to design and product specifications. Schedule management to assure on-time completion. Cash flow forecasting throughout the duration of the project. Weekly on-site meetings with Town staff for updates. Project closeout, commissioning, delivering manuals, establishing warranties, equipment training, final inspection and acceptance, execution of punch list and record drawings.
