For bids in excess of $50,000.00, a Cashier's Check, certified check, or surety bond in the amount of five percent (5%) of the bid shall accompany the sealed proposal of each bidder. No Bids may be withdrawn after the scheduled closing time for receipt of Bids for a period of at least sixty (60) days. The Owner reserves the right to reject any or all bids . Summary Project Description: The renovation of the Jim Thorpe Office Building. The building was completed in 1938 and has not had major renovations since the 1960's. It is approximately 160,000 square feet.. B. Contract Scope: renovation. C. Contract Terms: Cost plus a fee, with a guaranteed maximum price (GMP). D. The unoccupied premises at the project site are available for examination by bidders by appointment only. Bidders shall contact the Contractor for permission to examine site. A. It is the intent of the following to describe the scope of work included in each Bid Package. The bid shall include all the requirements in the plans and specification sections listed in the published bid documents, unless specifically noted below. B. If the scope of work includes Labor, then the successful bidders must provide General Liability, Auto and Workers Compensation with Certificate listing Additional Insured and Waiver of Subrogation in favor of the Owner, Architect, Construction Manager and any others requested at time of contract issuance. C. If the scope of work is to only supply Material, then the successful bidders must include all labor, materials, services and incidentals required for complete fabrication, manufacture and delivery to the project site the materials included in the designated specification sections and drawings. D. If any Bidder is unclear as to the Scope of Work required, contact the Architect/Construction Manager prior to bidding. Prior approval is required for all bid packages. DO NOT MODIFY, ADD, OR DELETE FROM SCOPE OF WORK or you risk the Owner setting your bid aside. E. The Construction Manager may bid on any or any combination of bid packages, but will declare such information at the Pre-Bid conference. A. Construction Operations: Limited to areas noted on Drawings. 1. Locate and conduct construction activities in ways that will limit disturbance to site. a. The Design Builder and the Owner's Project Team will establish the site construction limits and phasing during the Scope Development phase and further define limits during the design phases. B. Provide access to and from site as required by law and by Owner: 1. Emergency Building Exits During Construction: Keep all exits required by code open during construction period; provide temporary exit signs if exit routes are temporarily altered. 2. Do not obstruct roadways, sidewalks, or other public ways without permit. C. Utility Outages and Shutdown: 1. Do not disrupt or shut down life safety systems, including but not limited to fire sprinklers and fire alarm system, without 7 days notice to Owner and authorities having jurisdiction. 2. Prevent accidental disruption of utility services to other facilities.
