**As of October 8, 2025 , this project has been awarded toLexdyn Commercial Construction , awarded amount not available.** While a specific construction schedule will be developed with the successful firm, the target completion date for this project is December 31, 2025. The expectations for the selected firm will be to work with GWCCA and its consultants to meet this target date. The Georgia World Congress Center Authority (GWCCA) is soliciting proposals from qualified General Contractors to provide full General Contracting Services for the Gate 2 Plaza Repairs at Mercedes-Benz Stadium. This project is inclusive of all preconstruction planning, site protection, demolition, concrete topping replacement, waterproofing systems, drain replacement, and associated finishes. Contractors will be selected based on demonstrated experience, project approach, cost proposal, and capacity to complete the work with minimal disruption to public access, convention center activities, and stadium operations. This project responds directly to field-observed damage documented in the Bennett & Pless Site Visit Report (Feb. 27, 2025), which confirmed widespread freeze-thaw-related deterioration, tripping hazards, and failed previous patch repairs in the plaza topping slab. Deadline for submission of written questions and requests for clarification 9/4/2025 10:00AM The Authority retains the right to reject any or all submittals, and to waive technicalities, irregularities, and informalities, or cancel this procurement at any time. Scope of Work The Contractor shall provide all services, materials, labor, supervision, equipment, permits, and coordination necessary to execute the work as outlined in the construction drawings dated August 13, 2025, and as described below: General Requirements: o Protect adjacent surfaces, structures, signage, guardrails, utilities, and infrastructure. o Provide temporary access and barricades to maintain pedestrian circulation around the work zone. o Coordinate all work schedules with GWCCA & MBS event blackout dates and operations. o Submit preconstruction documentation including photos, shop drawings, and proposed methods. Demolition - Base Scope: o Demolish and remove existing concrete topping slab, waterproofing membrane, joint sealants, expansion joints, deck drains, and trench drains within the area shown on Sheet R100-D. o Carefully avoid damage to structural deck during removal. Document all cracking, spalling, or exposed reinforcement. Concrete Topping Replacement - Base Scope: o Install new air-entrained, reinforced concrete topping slab within the area shown on Sheet R100 and per detail 1/R200: o Hot-applied rubberized asphalt waterproofing system o Drainage mat and protection board o Welded wire reinforcement per slab depth (2" to 5.5") o Floor slope coordination and elevation control to drains o Control joints per plan layout o Additional work to promote freeze-thaw resistance per structural engineer's specification Demolition - Alternate Scope: o Demolish and remove existing concrete topping slab, waterproofing membrane, joint sealants, deck drains, and trench drains within the area shown on Sheet R101-D. This alternate leaves a 24" to 36" band of existing concrete topping along expansion joints and does not include demolition of existing expansion joints. o Carefully avoid damage to structural deck during removal. Document all cracking, spalling, or exposed reinforcement. Concrete Topping Replacement - Alternate Scope: o Install new air-entrained, reinforced concrete topping slab within the area shown on Sheet R101 and per detail 1/R200 and 3/R201: o Hot-applied rubberized asphalt waterproofing system o Drainage mat and protection board o Welded wire reinforcement per slab depth (2" to 5.5") o Floor slope coordination and elevation control to drains o Control joints per plan layout o Additional work to promote freeze-thaw resistance per structural engineer's specification Drainage System: o Install new two-stage deck drain systems per detail 4/R200 o Replace trench drain flashing and supports, reusing grates per detail 5/R200 o Test all drains pre- and post-installation with 20-minute flow confirmation Expansion Joint and Penetrations: o Remove and replace expansion joint assemblies and covers per detail 3/R200 (Base Scope only) o Flash all posts and penetrations with cold-applied PMMA system per detail 6/R200 Guardrails, Signage, Fixtures: o Remove and reinstall existing guardrails, signage, lamp posts, and trash receptacles o Flash post bases and provide waterproof terminations Repairs: o Repair slab cracks, spalls, and delaminations per details 1/R201 and 2/R201 o Repair damaged concrete in planter walls east of Building A using sound patching material with engineered backing Quality Control and Coordination: o Provide all required submittals including mix designs (air-entrained), waterproofing product data, and reinforcement certifications o Ensure all work meets applicable building codes and manufacturer requirements o Conduct all work during approved hours (To be determined by the GWCCA) Closeout: o Submit as-builts, O&M manuals, and warranty information o Ensure site is clean and free of construction debris o Restore all adjacent elements to preconstruction condition B&P Project No. 25.00.160 PID-25.00.138
