Contractor shall provide all labor, materials, and equipment necessary to perform monthly and annual maintenance services for the cooling tower at Building #3, United States Coast Guard Base Miami Beach. Monthly services include water treatment for corrosion inhibitors and dual biocides, quarterly Legionella testing with remediation if needed, inspection and maintenance of chemical feeding equipment, and reporting of abnormal operating conditions. Annual services include one online disinfection of the cooling tower while the system is running and notification to the Contracting Officers Representative (COR) if mechanical components require replacement. Work must be scheduled to minimize disruption to normal base operations and comply with all safety, environmental, and operational regulations. Contractors must coordinate with the COR, maintain site cleanliness, ensure proper disposal of waste, and adhere to base-specific rules including identification, traffic regulations, and personnel restrictions.
