Site work and renovation of a mixed-use development in Inwood, Iowa. Completed plans call for the renovation of a clubhouse / community center; fitness / recreation center; library; and for site work for a clubhouse / community center.

The proposed building will include a gymnasium, fitness space, library, city offices, meeting rooms, and support spaces. The proposed building will be located at 103 South Main Street, Inwood, IA 51240. The CMR will be engaged using a two-step solicitation process. A CMR with sufficient qualifications based on the following selection criteria will be offered the opportunity to submit a proposal to serve as CMR for the project: 1. Projects of similar size and scope (public or private) 2. Past Performance 3. Safety Record 4. Proposed Personnel 5. Proposed Methodology An architectural firm has already been selected and is under contract to provide design services: Oleson + Hobbie Architects, LLC 960 North Main Avenue Sioux Center, IA 51250 The work includes, but is not limited to, site preparation and improvements, exterior building shell and finishes, roofing installation, interior partitions, doors and windows, insulation, gypsum board systems, painting, flooring, plumbing fixtures, HVAC systems, electrical systems, lighting, and other work as shown on the drawings. Contract Award Wednesday, Oct. 29, 2025 At the proposal stage, qualified respondents will be asked to submit their proposed fees for the project. The City will select the CMR that submits the proposal that offers the best value based on the published selection criteria and on its ranking evaluation at the conclusion of the solicitation process.
