Renovation of a residential development in Hurst, Texas. Completed plans call for the renovation of a residential development.
ELECTRICAL - AN ELECTRICAL PERMIT WILL BE REQUIRED Install/Replace six (6) new wirelessly connected smoke detectors with 10 year lithium battery supply, UL approved electron or equal. Note: One in hallway and one in each bedroom [Bedrooms: 4 and 2 hallway]. Install battery powered carbon monoxide detector in hallway adjacent to bedroom 2. Replace_8 existing electrical outlets with GFCI duplex outlets and covers in kitchen Install dedicated 110V 20A circuit with GFCI duplex outlet and cover plate for refrigerator in kitchen. Install dedicated 110V 20A circuit with GFCI duplex outlet and cover plate for microwave in kitchen. In hallway bathroom install UL-approved exhaust fan. Exhaust vent to terminate outside of the house. Replace six (6) existing electrical outlets with GFCI duplex outlets and cover plates in the garage. Replace existing electrical outlet with new 110V duplex outlet and new cover plate in bedroom 1 behind the dresser. Replace existing electrical outlet with new 110V duplex outlet and new cover plate in bedroom 3 behind the bed. Replace vanity light over lavatory in master bathroom. Replace flood light over garage with new motion activated flood light. PLUMBING - A PLUMBING PERMIT WILL BE REQUIRED Kitchen Sink: Install Delta brand sink faucet with hand sprayer or equivalent with high arc spout including new supply lines and shut off valves. Other Plumbing: Install flue pipe from range hood to roof jack in attic to properly vent carbon monoxide to the exterior. Perform gas pressure test. Install (3) three vacuum breakers on the outside hose bibs. BUILDING EXTERIOR Install wooden handrail to the front porch in accordance with building code requirements. Prep for paint and apply two coats of exterior grade paint. Replace deteriorated vinyl fascia, soffit and siding with color that agrees with extisting. Replace rotted door jambs to garage door on the exterior, caulk all nailholes and seams and prepare for paint. Apply two coats of paint to agree with existing color. Repair cracks in mortar of brickwork. ROOF Install gutters with downspouts and splash blocks. MECHANICAL - A Mechanical Permit will be required. Install new central air conditioning and heating units. System includes new condensing unit with an energy rating of 15 SEER or greater, A coil and gas heating and cooling for living area of the house. Equipment must be Goodman name brand equipment or equivilent. Existing duct system, flue and plenum may be used. Includes new wall thermostat. System must be fully operational when installation is complete. Note: Contractor is required to submit Manual J calculation to Tarrant County Community Development prior to work beginning. (Air handler is to be moved into the attic with new gas supply line and shut off valve, electrical and thermostat wiring, drain pan and drain lines as well as a new plenum and flue pipe to connect to existing roof jack) Install new copper line set with insulation to new unit in accordance with manufacturer's instructions. Install painted metal line set cover over new line set and secure with weatherproof fasteners. Remove and dispose of all return ducts under the house in the crawlspace and wall registers. Patch all holes from wall ducts, tape, bed, texture to agree with existing and paint with white paint. Replace all existing supply ducts using flexible duct system with R-8 insulation. Install return duct large enough to supply enough return air for the new system. Remove existing condenser pad with rebar enclosure and install new condenser pad. Install crawlspace access in place of existing return duct in HVAC closet after the air handler has been moved to the attic. Install HUD approved insulation in attic, as needed for R-38 rating. DOORS-EXTERIOR Back Door Replace rear sliding door with new vinyl sliding glass door with trim required for installation. WINDOWS Replace (3 ) deteriorated windows with new vinyl window units, complete with screens and all trim. Includes insulated glass panes with low-E tinting. Install new silicone to the exterior of all windows and caulk the interior of all windows ROOMS Living Room: 24' x 11' 6" - no additional work required Kitchen: 11' 6" x 22' Replace door hinges to cabinet doors that are not attached, install cabinet doors to cabinets. Install 6" x 36" vinyl plank flooring with waterproof adhesive and quarter round base trim around the perimeter of room. (Include closets) Hallway: 22' x 3' 6" - no additional work required. Hall Bathroom: 7' 6" x 10' Install grout to agree with existing grout color in areas where grout is missing or deteriorated. Master Bathroom: 7' x 4' 6" - no additional work required. Bedroom 1: 10' 6" x 13' - no additional work required. Bedroom 2: 9' 6" x 12' - no additional work required. Bedroom 3 (Master): 10' 6" x 13' 6" - no additonal work required. Bedroom 4: 13' x 9' Tape, bed, texture ceiling patch to agree with existing texture and apply two coats of paint to the ceiling. Office: 15' 6" x 13' Install grout to agree with existing grout color in areas where grout is missing or deteriorated. Garage: 23' x 19' Tape, bed, texture patch in ceiling to agree with existing texture.
