Renovation of an office development in New York, New York. Completed plans call for the renovation of a office development.
Integrated Facility Upgrade Project - Bathrooms, Lighting, HVAC, and Interior Painting City Certified Minority and Woman Owned Business (M/WBEs). Contracts awarded under this method may not exceed $1,500,000, inclusive of any and all change orders, overruns, amendments, renewals and extensions. Question deadline(8/29/2025) was closed so unable to add the event. Scope of Work 1. Painting & Interior Modifications Paint Type: Greek Villa (Eggshell finish) Trim/Doors: Hale Navy Blue (Semi-gloss finish) o Prep, patch, and prime all surfaces. o Paint walls with Sherwin-Williams Greek Villa (eggshell finish). o Paint trim and doors with Benjamin Moore Hale Navy Blue (semi-gloss finish). o Protect adjacent fixtures and finishes during painting. o Room 201 Special Requirement: o Remove all non-load-bearing partitions (four office dividers not reaching the ceiling). o Transform into an open-use area for youth programs. o Finish with the same paint and flooring standards as adjacent rooms.Bathroom Upgrade - Detailed Guidelines Plumbing Fixtures o Install 1.6 GPF toilets and 1.0 GPF urinals with sensor-operated flush valves. o Replace sinks with sensor-activated faucets and vandal-resistant fixtures. o Provide solid phenolic or stainless-steel partitions (anti-graffiti, moisture resistant). o Where feasible, use floor-to-ceiling partitions for privacy. Ventilation o Upgrade to mechanical exhaust fans per code, tied to lighting/occupancy sensors. o Ensure compliance with ASHRAE 62.1 standards (8-12 ACH). o Include humidity and odor-control sensors. Lighting o Replace outdated fixtures with LED vandal-resistant luminaires. o Provide uniform, glare-free lighting. o Integrate occupancy sensors for energy efficiency. Finishes o Flooring: Slip- and water-resistant tile or poured epoxy with coved base. o Walls: Ceramic tile or epoxy wall coatings up to 7'-8'. o Ceilings: Moisture/mold-resistant panels. o Colors: Neutral/light tones for cleanliness.Accessories o Install HEPA-filtered, quiet hand dryers or dual-option paper towel dispensers. o Provide tamper-proof soap dispensers and sanitary disposal bins. Safety & Durability o Fixtures must be vandal-resistant. o Install anti-scald mixing valves. o Use shatterproof mirrors. o Flooring must meet slip-resistance standards. 3. Lighting Fixture Upgrade Guidelines - Roomso Remove and dispose of outdated fluorescent fixtures. o Install energy-efficient LED fixtures (DOP approval required). o Ensure compliance with NYC Energy Code. o Provide balanced, glare-free illumination. Specifications 1. Fixture Type o LED troffer lights or linear fixtures. o Dimmable LED panel lights. o Task lighting for specialized rooms (labs, art). 2. Controls o Occupancy sensors for automatic shutoff. o Dimming capability for presentations. o Daylight sensors; where appropriate. 3. Safety & Accessibility o UL-listed, fire-code compliant fixtures. o Shatterproof diffusers. o Tamper-resistant installation height. 4. Sustainability o ENERGY STAR-rated fixtures. o Minimum 5-year manufacturer warranty.
