Renovation of a mixed-use development in Aguadilla, Puerto Rico. Completed plans call for the renovation of a military facility.
The project consists of housing renovations at Base Borinquen, Aguadilla, Puerto Rico. Work includes interior and exterior repairs to multiple housing units, such as replacement of kitchen cabinets, countertops, bathroom fixtures, doors, windows, flooring, and painting. The contractor shall provide all labor, materials, equipment, and supervision necessary to complete the renovations in accordance with applicable codes and standards. Total Estimate $700,000 - $2,050,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. This document sets forth the scope of work: Renovate interior spaces by replacing ceiling tiles with PVC panels and metal frames, new wooden doors, correcting all mappings on walls, and ceilings, painting all interior surfaces as necessary (including closets and doors), and replacing all window screens, and exterior spalling concrete corrections and painting as necessary. Location: USCG Housing SCOPE: Provide all personnel, labor, equipment, materials and supervision. 1.2.1 Ceiling Tile Replacement Preparation: Remove existing ceiling tiles, ensuring careful handling to avoid damage to the underlying structure. Installation Process: Install new metal frames according to manufacturer specifications, ensuring they are level and securely attached to the ceiling. Attach PVC panels to the new metal frames, ensuring proper alignment and secure fastening. Finishing Touches: Inspect installations for any visible gaps or misalignments and make necessary adjustments. Clean the area and dispose of old ceiling tiles in accordance with local regulations. 3. Wall, New wooden Doors, and Ceiling Mapping Correction Preparation: Assess all walls, and ceilings for any previous mapping errors or imperfections. Correction Process: Patch holes and imperfections in walls and ceilings using appropriate fillers. Sand surfaces to ensure smooth transitions and accurate alignments. Install new wooden doors and stain, ensure that all door frames are level and correctly aligned with the walls. Mark any necessary adjustments for proper fit and finish. Final Inspection: Inspect all corrected areas to ensure they meet required standards before proceeding to painting. 4. Interior Painting and exterior spalling corrections Preparation: Clean surfaces to be painted, removing any dust, grease, or debris. Tape edges and trim areas to protect from paint splatter. Painting Process: Apply primer to all walls, closets, and doors, ensuring even coverage. Allow primer to dry fully before applying the first coat of paint. Apply the first coat of paint, ensuring uniform coverage; allow to dry. Apply a second coat of paint if necessary for full coverage and desired finish. Finishing Touches: Remove tape carefully to ensure clean edges. Inspect painted areas for quality and make touch-ups as needed. Exterior spalling concrete corrections and painting as necessary. Clean up any paint spills or splatters on floors. 5. Window Screen Replacement Preparation: Remove all existing window screens carefully to avoid damaging the frames. Installation Process: Measure all window openings to ensure accurate sizing for new screens. Cut new screen material to size and attach to the existing frames using appropriate tools and fasteners. Ensure screens fit securely in frames and check for tightness to prevent insect entry. Finishing Touches: Inspect all installed screens for proper fit and function. Clean window areas and dispose of old screens responsibly. 6. Cleanup and Final Inspection Dispose of all debris and leftover materials in compliance with local waste management. Perform a final walkthrough with the homeowner to ensure satisfaction with work completed. Provide care instructions for painted surfaces and new screens.
