Rappahannock County is requesting bids from qualified contractors to provide material, equipment, and labor to remove and replace the existing metal roof and associated appurtenances at the Rappahannock County Senior Center/Historic Scrabble School, 111 Scrabble Road, Castleton, VA Contractor shall perform/provide the following o Remove the existing metal roof, flashing, and drip edge from complete building area o Remove the existing gutters and downspouts serving the building o Secure any loose roof deck wood and replace damaged/deteriorated roof deck wood as necessary with materials provided by contractor to match existing to the greatest extent possible o Install new synthetic underlayment over entire roof deck area as recommended by roofing material manufacturer o Haul away and dispose of removed materials to include roof material, flashing, underlayment, gutters, downspouts, wood, fasteners, etc. o Trim all tree branches overhanging roof that are located within 6-feet of the roofline o Install standing seam double lock pre-painted metal roof with new 24-gauge materials following all manufacturer recommendations for clips and other hardware for areas that the existing roof was removed o Provide Englert Galvalume roof panel material in standard color: Owner will select color after viewing samples that are a minimum of the roll width by 36-inches long that are temporary fastened to the roof to provide a side-by-side comparison with the existing roof and each other. Target Englert roofing colors are Terra Cotta, Colonial Red, and Deep Red o Finish shall have a minimum 25-year manufacturer warranty o Roof panels shall be 17- to 21-inch width with minimum l-inch locking seams and no exposed fasteners o Ridges shall be fully crimped to match the appearance of the existing roof o Provide and install flashing, drip edge, and rake-edge material using the same material as roof metal o Masonry o Install clamp-on style snow guards to roof in close matching color (Berger RT300, or equal) o Install two snow guards per rib on an alternating layout (from roof edge: 4-feet & 11-feet alternating with 2-feet & 9-feet). Ribs that intersect the chimney shall have one snow guard o Provide and install gutters and downspouts in the same locations as the current downspouts o Provide 6-inch, half-round-style seamless gutters and 4-inch dimeter downspouts, manufactured from the same or similar material as roof with baked enamel finish o Install gutters using gutter manufacturer provided end caps, hangers, and other necessary appurtenances according to manufacturer recommendations including slope to provide a drip free finish o Install downspouts/leaders with new prefinished elbows, pipe bands, etc. that match downspout color o Provide gutter and downspout material in manufacturers standard dark bronze color o The building has no fascia board so gutter hangers must fully support gutters from the roof surface below the new metal panels (without roof panel penetration) Position gutters so the far edge is a minimum of 1/2-inch below the extended roof line o Perform final site cleanup including rolling yard with magnet for metal debris. Remove all trash and debris from job site and dispose appropriately
