This Request for Qualifications is for the purpose of selecting an Architect/Engineering Team for design and engineering for the Cascade Building Level 5 Remodel and HVAC and Chiller Replacement Project located at Lakewood, WA. The Cascade building is a multi-use structure built in 1973 consisting of 247,595 sq. ft. The preliminary Maximum Allowable Construction Cost (MACC) for this project is $1,900,000 and must be completed and invoiced by June 30 th 2027. Project will consist of a full remodel of existing restrooms into a bank of gender-neutral restrooms including new ceiling grid, lighting and finishes in adjacent and affected hallways. This project will also include the replacement of the oldest rooftop chiller and RTU-5. Please note this building is known to contain asbestos containing materials (ACM). Testing agency will be contracted separately to review and test the work areas. The A/E team will be expected to coordinate their work with the findings. Services may include, but not necessarily limited to the following: scope alignment, budgeting, design, construction cost estimating, bidding, construction administration, closeout, and warranty support.
