Renovation of a multi-residential development in Gander, Newfoundland. Completed plans call for the renovation of a multi-residential development.
Closing Time: 1:00 PM (NT) Question Acceptance Deadline 2025/09/15 12:00:00 AM NDT 1. To facilitate scaffold setup, existing fences, patios, etc. can be removed and reinstalled. The condition of the above will be documented before work begins. All scaffolds are to be fenced off and secured at all times when not in use by contractor to reduce climbing hazards to unauthorized personnel. 2. Remove the existing asphalt roof shingles, underlayment's, drip edges, vents, flanges, flashings and related and dispose of at a proper Waste Disposal Site. 3. Some sections of vinyl siding and related accessories will need to be removed to enable installation of wall/roof intersection flashings. These materials are to be re-installed after flashing installations have been completed. Any broken or deteriorated materials can be replaced with new to match as close as possible. Unit price for these items is to be entered on Schedule "G", TF-8 Values document. 4. Remove any rotted and/or deteriorated roof sheathing from the remainder of the roof and replace with new to match. Unit price for this item is to be entered on Schedule "G", TF-8 Values document. 5. Re-nail entire roof deck using galvanized nails that penetrate the roof truss framing by a minimum of 50mm. 6. Replace any deteriorated fascia boards on the building with new by removing the existing metal fascia and/or vinyl soffit as needed and storing for re-installation after repairs have been completed. Unit price for these items is to be entered on Schedule "G", TF-8 Values document. 7. Inspect all attic spaces to check for any wet or water damaged insulation. Remove all such damaged insulation and replace with new to match existing type and R value. Unit price for this item is to be entered on Schedule "G", TF-8 Values document. 8. Supply and install roof vents, flanges, collars and any other accessories with new of same type. 9. Remove all existing sections of eavestrough and downspout on the entire front of the building and discard. Install new pre-formed continuous aluminum eavestrough and downspouts to the front elevation of the building as noted in Drawing A1. Install new concrete splash blocks at all downspouts. 10. Supply and install Two (2) rows of ice and water shield at all eave and valley locations as well as all roof/wall intersections. Install roofing membrane (Nova Seal or Equal) to remainder of roof as required. Refer to attached Details, Master Specifications and Drawing A-1, New Roof Plan. 11. Supply and install new Two Tone Black, single tab, fiberglass shingles to the entire roof using high wind application as per manufacturer's instructions using six nails per shingle. 12. Remove all roof mount satellite dishes and only re-install if they are currently in use. Discuss with tenants as to if re-installation is required.
