Renovation of a multi-residential development in Gander, Newfoundland. Completed plans call for the renovation of a multi-residential development.
Closing Time: 12:00 PM (NT) Question Acceptance Deadline 2025/09/18 12:00:00 PM NDT 1.Remove and dispose of both exterior doors and lock sets, interior trim, exterior j-trim and caulking. Install two (2) new exterior doors as per product listed in project specifications or approved equal. Fill shim cavity with low expansion spray foam insulation. Ensure door is installed as per manufacturer's instructions with adequate caulking and positive lapping of air barrier at head and jamb of opening. Door shall be installed level and plumb and ensure door creates a tight seal when closed. Install new white j-trim and drip cap at brickmold, complete with caulking. Provide new dead bolt and knob as per product listed in project specifications or approved equal, for door being replaced and provide two sets of keys for each deadbolt (4 keys total). Keys to be handed to NLHC representative upon project completion. *Ensure both dead bolts on exterior doors are keyed the same. 2.Remove and dispose of existing wood sill support at exterior doors. Replace with new pressure treated 2x6 wood sill support. Fasten to structure with eight (8) 3" long, hot dipped galvanized nails. Caulk connection between door sill and wood sill support using appropriate exterior sealant. 3.Remove and dispose of single exterior wood step and concrete landing and steps at front entrance. Construct new pressure-treated wood landing and steps on concrete deck blocks, complete with wooden guard, balusters and handrails as per Drawing 2-102. Ensure decking surface is located 6" below door threshold to facilitate wood sill support replacement. 4.Remove and dispose of exterior wall-mounted light fixtures at rear entrance and replace with new product as listed in project specifications or approved equal, mounted to new vinyl j-block. Caulk around light fixture perimeter while allowing a break in the caulking at the base of the fixture to allow water to weep. Supply and install a new led bulb for the light fixture. Test electrical connection to ensure fixture operates correctly. 5. Exterior wood landing, steps, guard, railing and wood privacy wall (1 side facing unit only) shall be pressure washed to remove all algae build-up, dirt and debris to restore clean finish to existing wood. 6. Remove and dispose of exterior receptacle on front of unit and replace with new GFCI receptacle mounted to new vinyl j-block, complete with weatherproof housing as per product listed in project specifications or approved equal. Ensure test buttons function correctly and that receptacle works upon completion. 7. Paint all wood on front entrance canopy including canopy fascia with exterior grade semi-gloss white paint. 8. Remove and dispose of existing clothesline and related components (existing steel post to remain). Supply and install new clothesline and elevator with product as listed in project specifications or approved equal. 9. Replace exterior vent hood at vent near rear entrance landing. Caulk perimeter of vent hood to complete installation. 10. Replace exterior vent hood at vent near rear entrance landing. Caulk perimeter of vent hood to complete installation. 11.Replace exhaust fan hood in soffit at rear elevation with new product as listed in project specifications or approved equal.
