Site work and renovation of a multi-residential development in Langley, British Columbia. Completed plans call for the renovation of a multi-residential development; and for site work for a multi-residential development.

The work includes building envelope remediation at Building J, interior and site improvements. Building Background The Kinsmen Country Village complex comprises of twelve (12) two-storey cluster buildings containing in total 42 units and one storey amenity building. The work includes but is not limited to the following: Building envelope work at Building J: Note: The building envelope remediation work shall be completed using the construction materials which the Owner has kept in storage on site. These materials include: all windows, doors and door hardware, all exterior light fixtures and some of the fiber-cement siding, trims and semi-rigid insulation. The contractor to allow for the installation of the materials already existing on site and supply and installation of all other materials as required to complete the building envelope remediation work. Remove the existing wall cladding with all wall accessories, fixtures and soffits and dispose. Remove the existing wall sheathing paper and dispose. Remove the existing wall sheathing and cavity insulation and dispose. Remove all attic insulation and dispose. Remove the existing windows, patio sliding doors, main entry doors, garage man doors and dispose. Repair and upgrade the poly (vapour retarder). Install new insulation in the wall cavity. Install new plywood sheathing. Place new attic insulation with ventilation baffles. Install sheathing paper and tie into the penetrations. Detail window and door openings. Install metal flashings. Install insulation spacers and outboard insulation. Install new windows, patio sliding doors, main entrance doors, and garage man doors in the exterior walls. Provide numbers for entrance door. Remove and dispose of the existing and supply and install new window coverings and curtain rods for the sliding doors. Install new cladding, wall accessories, fixtures and soffits. Install rainscreen fiber cement cladding (strapping and cladding). Carry out partial replacement of the existing roofs. Rebuild the roof fascias and install new gutters, rainwater leaders (RWLs) with cleanouts and connect to the existing storm line. Carry out structural upgrades to the existing exterior wall framing. Carry out seismic upgrades to the exterior walls. Install new exterior light fixtures. Relocate four of the existing dryer ducts to avoid the long ducts lines behind the electrical rooms and complete the building envelope tie-ins around the new dryer exhaust vents. Remove the existing playground and playground medium and supply and install new playground equipment and playground medium. Provide safety certification for the installed playground equipment. Demolish the existing garbage enclosure and its foundations. Pour new concrete foundations for the garbage enclosure. Construct a new garbage enclosure with concrete block walls, metal roof and chain link gates. Supply and install new aluminum railings for the units which do not have any railings on the entrance stairs. Provide two new aluminum wheelchair access ramps for the patios. Remove mould affected drywall from inside of bathrooms and kitchens. Implement abatement procedures for removal of mould affected components inside the bathrooms and kitchen areas as per WorkSafeBC regulations. Install new drywall. Remove the existing flooring and replace with new. Remove the existing bathtubs, bathtub surrounds, sinks, toilets, bathroom fixtures and accessories as well as flooring and replace with new. Remove the existing kitchen sinks and fixtures and replace with new. Provide shop drawings for kitchen and bathroom cabinets. Upon approval of the shop drawings proceed with fabrication and installation of cabinets in kitchens and bathrooms. Remove and replace all handrails inside the units. Remove and replace the existing interior doors with new doors and door frames. Proceed with mechanical and electrical upgrade work. Proceed with interior painting to all walls and ceilings throughout the units. Proceed with mechanical and electrical upgrade work as per relevant construction documents. All mechanical and electrical work to comply with the mechanical and electrical construction documents. Construct new garbage enclosure and remove and replace selected trees (Separate Price Item SP1). Install continuous perforated aluminum insect screen at all other buildings (Separate Price Item SP2). Address all deficiencies to the Owner’s and Consultant’s satisfaction. Remove scaffolding, working platform pads, and other means of access provided for the execution of the work. Carry out miscellaneous work to meet the intent of the specified work and as instructed. Restore landscaping affected by the work to match the existing. Provide the final cleanup. Provide the maintenance and operation manual including as-built drawings and maintenance procedures for all components, assemblies, and equipment installed, as well as all warranties and documents as required.
