Renovation of a residential development in Louisville, Kentucky. Completed plans call for the renovation of a residential development.

Louisville Metro/Jefferson County is seeking qualified firms for a design build project for a recently acquired building This will include renovations to the existing building to include: interior work, restroom and breakroom renovations, water/sprinkler service, electrical and data service. Question Deadline 09/25/2025 at 3:00 PM ET PROJECT REQUIREMENTS 1. All work performed by the Design-Builder must be approved and permitted by Louisville Metro with the Department of Construction Permitting and all other regulatory agencies have jurisdiction. All work must be in compliance with the current Kentucky Building Code and all other codes that have jurisdiction over the project. 2. All documents noted herein shall become part of the contract with Louisville Metro. This includes the RFP; Project requirements; General Conditions; Technical Specifications; Drawings; and all drawings and documents prepared by the Design-Builder. 3. Design-Build is a process in which Louisville Metro contracts directly with one entity to provide both the design and construction of the project. The Design-Builder may be a Design-Build entity, an architect, construction contractor, real estate developer, or any person or entity legally permitted to do business as a Design-Builder in Jefferson County. 4. Louisville Metro provides a set of Criteria establishing the requirements for the Project. Thereafter, the Design-Builder will review the Criteria, develop a Preliminary Design and then provide a proposal to the Owner regarding the Contract Sum. Upon mutual agreement, the Owner and Design-Builder will execute the Design-Build Amendment to establish the Contract Sum and document the information upon which the Contract Sum is based. The Design-Build Amendment also includes the determination for the Cost of the Work. The Contract Sum is based on a Cost of the Work with a Guaranteed Maximum Price. 5. The not to exceed budget for this project is $1,400,000. If bid amount exceeds budget, Louisville Metro may elect to negotiate with the highestranking bidder.
