Clackamas Community College Invites Proposals From Qualified and Experienced Licensed (Ccb) Contractors (Herein After, Responder, Proposer, Company, Firm, Provider, or Contractor) to Provide Construction Manager/general Contractor (CM /GC ) Services for a New Natural Resources Center of Excellence to Be Located on the Oregon City Campus (Oregon City, Oregon). The College reserves the right to reject any proposal not in compliance with all prescribed public procurement requirements, and to reject for good cause any or all proposals upon finding that it is in the public interest to do so. SCOPE OF WORK The goal of the new Natural Resources Center of Excellence (NRCE) project is to create an enhanced presence for a variety of programs on the east side of the campus. In 2023 the college developed a Concept Master Plan which was approved by the City in 2025. The plan addressed the East Campus Vocational Hub and the vision of several improvements to the eastern side of campus including the NRCE. Several concepts and options were developed during this process. The Master Plan envisioned a building of roughly 40,000 square feet. The college is partnering with OSU Extension Service to collaborate in the construction and operations of the new building as there is a desire to bring the Extension programs to the college campus. The construction cost is expected to be between $35 million and $40 million. The CM/GC Services are for the benefit of the College. Required services are anticipated to start in December of 2025 and will include collaboration and support of the design and construction process, the review of schematic design, design development, and construction documents, providing cost estimating, alternative design analysis, preparing construction estimates, developing schedules, construction phasing planning, bid package recommendations, quality control review, assisting the Architect in development of the contract documents, etc., and other assistance as identified in the RFP. This project will involve working and coordinating with the Campus Services, Wenaha Group (Program and Construction Services Project Manager), Opsis (Architect), faculty, and students.
