Renovation of a water / sewer project in Boston, Massachusetts. Completed plans call for the renovation of a water / sewer project.
The work includes, but is not limited to: furnishing all labor, materials, equipment and incidentals necessary for the demolition and replacement of the roofs at three critical water pump stations: Gillis (Stoneham), Brattle Court (Arlington) and Newton Street (Brookline). All three roofs were replaced in the 1990s, and all will require membranes, insulation, and flashing, among other things. One roof requires lightning protection; one requires the installation of a new OSHA compliant roof access hatch and safety ladder system; and two roofs require shingles. The work to be performed under this Contract includes, but is not limited to, providing all materials, equipment, labor and supervision for removal and replacement of the existing roofsof the Gillis, Brattle Court and Newton Street Pumping Stations, complete with all other appurtenances, warranty, inspections and associated work. A 5% bid deposit must accompany all bids. Each General Bid must be accompanied by a current Certificate of Eligibility issued by the Division of Capital Asset Management and Maintenance (DCAMM) showing that the bidder has the classification and capacity rating to perform the Work and an Update Statement. In order to be eligible to bid, a General Bidder must be certified in either of the following categories of work This contract is subject to a 7.24% MBE and a 3.6% WBE participation requirement. Contract time - The Contract time is 517 calendar days 1. Gillis Pumping Station: a. Remove and dispose existing asphalt shingle roof assembly for the sloped roof shingled roof areas as indicated in the Contract Drawings. This includes the removal of the shingles, membrane underlayment, flashing, cover board, ice and water dam barrier, 2-inch-thick rigid insulation, and all components down to the wood roof deck. b. Remove and dispose existing metal edge coping, brackets, cover plates, metal downspouts, and copper gutters. c. Secure any loose tongue and groove wood decking for the roof areas. d. Scope existing roof drains for any blockage, and clear blockage. e. Furnish and install new architectural fiberglass shingles, self-adhered underlayment, ice and water barrier, roof insulation and copper flashing, as indicated on the Contract Drawings. f. Furnish and install new copper gutters for the shingled roof areas. g. Furnish and install factory painted metal downspouts for the existing roof drains. h. Furnish and install copper termination strip at the top of the shingled roofs. i. Replace all flashings with copper rain hood at the hot pipe and pre-molded pipe at plumbing vents. j. Install compatible flashing between new shingled roofing system and existing flat roof system. k. Install new roof access hatch cover on the flat roof, with non-penetrating fall protection system and gate. l. Install ladder safety extension on existing ladder. m. Maintain existing Lightning Protection System. Inspect, repair as necessary, and recertify the existing system after new roof installation is complete. n. Complete all associated work in accordance with the Contract Documents. o. Clean and restore all areas affected by the Work. p. Demobilize equipment from site. 2. Brattle Court Pumping Station: a. Remove and dispose of existing roof assembly including slate shingles, roof membrane, flashing, coverboard, insulation and all materials down to the roof sheathing. Keep existing roof sheathing boards in place. b. Remove, clean and store existing copper ridge and hip caps. Reinstall ridge and hip caps after the new roofing system is installed. c. Remove and dispose of existing cooper gutters, downspouts and extensions. d. Scope existing subsurface roof drain piping and clear any blockages. e. Remove and dispose existing metal edge coping, brackets, cover plates, existing perimeter flashing, and existing damaged wood blocking. f. Remove and dispose all roofing, insulation, flashing, counter flashing, reglets, copper trench gutter and thru-wall drain pipe, and all materials down to existing roof sheathing, for the porch roof. Roof sheathing to remain in place. g. Remove and dispose of existing lay-in ceiling and grid, for the porch roof h. Clean out masonry mortar joints where reglets are removed, for the porch roof i. Furnish and install new roof system, including slate shingles, continuous selfadhered membrane, plywood nailer, 2-inch rigid insulation, plywood sheathing over existing sheathing boards. j. Furnish and install new gutters, gutter flashing and trim. k. Furnish and install new copper finish downspouts with rubber extensions. l. Furnish and install new snow and ice guards on the east roof as shown on the Contract Drawings. m. Repaint all existing wood trim, wood fascia, and wood brackets after completion of roof replacement. n. Furnish and install single ply membrane roofing for the entire porch roof, as shown on the Contract Drawings. o. Furnish and install a one-piece copper trench drain and gutter box with welded thru-wall drainpipe, for the porch roof. p. Furnish and install lay-in ceiling and grid for the porch roof. q. Maintain existing Lightning Protection System. Inspect, repair as necessary, and recertify the existing system after new roof installation is complete. r. Complete all associated work in accordance with the Contract Documents. s. Clean and restore all areas affected by the Work. t. Demobilize equipment from site. 3. Newton Street Pumping Station: a. Remove and dispose existing roof assembly including roof membrane, flashing, cover board, insulation, and all materials down to existing concrete decking, for all roof areas. b. Remove and dispose existing metal edge coping, brackets, cover plates, existing perimeter flashing, and existing damaged wood blocking. c. Remove and dispose existing roof hatch d. Remove and dispose existing capped pipes and metal supports. e. Scope existing roof drains for any blockage, and clear blockage. f. Furnish and install new EPDM roofing systems at all roof areas, as indicated in the Contract Drawings. g. Furnish and install tapered insulation for all roof areas. h. For all roof areas install flashing as indicated on the Contract Drawings. i. Furnish and install new retrofit roof drains. j. Furnish and install roof access hatch. k. Furnish and install a ladder-up safety post to existing ladder and an additional rung to existing ladder. l. Furnish and install non-penetrating guard rails with gate around existing access hatch. m. Furnish and install non-penetrating guard rails around roof perimeter at locations shown on the Contract Drawings. n. Furnish and install permanent ladder with platform from roof area NS-1 to roof area NS-2 and roof area NS-2 to roof area NS-3. o. Furnish and install Lightning Protection System as indicated in the Contract Drawings. p. Furnish and install weatherproof GFCI electrical receptacles to provide service to the existing HVAC roof-mounted equipment on roof areas NS-1 and NS-3, as indicated in the Contract Drawings. q. Complete all associated work in accordance with the Contract Documents. r. Clean and restore all areas affected by the Work. s. Demobilize equipment from site.
