Renovation of a multi-residential development in El Paso, Texas. Completed plans call for the renovation of a multi-residential development.
Scope of Work The scope of work for this project includes, but is not limited to, the following tasks: HVAC System Conversion (Evaporative to Refrigerated Air) Permitting: Obtain all necessary permits for HVAC installation (e.g., mechanical, electrical, building permits) from City of El Paso Existing System Decommissioning & Removal: Safely disconnect and remove the existing evaporative cooler unit, including associated ductwork modifications (if required for new system) as well as existing Heating units currently serving the areas. Remove, cap and roof over existing pressure relief vents. Is the new unit a package unit handling heating and cooling, Properly dispose of all old equipment and materials in accordance with environmental regulation. New Refrigerated HVAC System Installation: # of Units 2 System Sizing & Selection:-recommend and install a properly sized packaged unit refrigerated air conditioning to provide heating and cooling, Specify tonnage, SEER rating, brand, etc Approximately 150 sqf per office and approximately 3,000 sqf for the community room. To be verified on site during pre-bid site walk. Condensate Drain: Line Installation (PVC or equivalent, pitched for proper drainage run drainage line to landscaping. Gas Line: Extend or provide new Gas line for new rooftop unit. Ductwork Modifications/Installation: Inspect existing ductwork for integrity and suitability. Modify, repair, seal, or replace ductwork as necessary to ensure optimal airflow and efficiency for the new refrigerated system. This may include adding new supply or return registers as required. Thermostat Installation: Install a new programmable or smart thermostat compatible with the new HVAC system Electrical Wiring: Connect the new HVAC system to the upgraded electrical panel with dedicated circuits as per code requirements. System Startup & Testing: Charge the refrigerant lines, perform system startup, test all operational modes (cooling, fan), measure airflow, temperature differentials, and ensure proper system performance. Insulation: Insulate all new and modified ductwork, refrigerant lines, and other components as required by code to prevent heat loss/gain and condensation. Question Deadlines 10/29/2025 4:00 PM EDT
