Truckee Meadows Water Authority (TMWA) is accepting sealed bids for all labor, materials, equipment, and incidentals required for HVAC and electrical improvements to TMWA's existing Mt Rose Well 6 facility. The Engineer's estimate is: $180,000 - $220,000 All questions submitted prior to the Question cut-off will be answered no later than two (2) business days before the Bid Opening. 10/10/2025 02:00 PM Question Deadline 10/09/2025 at 2:00 PM PT Event pre-bid note: Any prospective bidder arriving after the scheduled time shall be considered late and shall not be permitted to attend the meeting and a bid proposal will not be accepted from such bidder. Bids will be accepted from only those Bidders in attendance at the meeting and site visit. NO EXCEPTIONS MADE. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. General: 1. All electrical equipment and systems for the entire Project must comply with the requirements of the Electrical Specifications, whether or not it is referenced in the individual Equipment Specifications. 2. The Work includes everything necessary for and incidental to executing and completing the Electrical Work indicated on the Drawings and specified in the Specifications and reasonably inferable there from. 3. The Electrical Drawings are schematic in nature; use Drawings of other disciplines for all dimensions and scaling purposes. 4. It is the intent of these Specifications that the entire electrical power, instrumentation, and control system be complete and operable. Provide all necessary material and labor for the complete system from source of power to final utilization equipment, including all connections, testing, calibration of equipment furnished by others as well as equipment furnished by the Contractor, whether or not specifically mentioned but which are necessary for successful operation. 5. Provide all Electrical Work, including conduit, field wiring, and connections by the electrical subcontractor under the provisions of the Electrical Specifications for all aspects of the Work, including heating, ventilating, and air conditioning. B. Site conditions: 1. Provide an electrical, instrumentation and control system, including all equipment, raceways and any other components required for a complete installation that meets the environmental conditions for the Site as specified in the General Requirements and below. 2. Altitude, temperature and humidity: a. Provide all electrical components and equipment fully rated for continuous operation at this altitude, with no additional derating factors applied. b. Provide additional temperature conditioning equipment to maintain all equipment in non-conditioned spaces subject to these ambient temperatures, with a band of 10F above the minimum operating temperature and 10F below maximum operating temperature, as determined by the equipment manufacturer's guidelines: 3. Provide all power conduits wiring for these devices (e.g. heaters, fans, etc.) whether or not they are indicated on the Drawings. C. Outdoor installations: 1. Provide electrical, instrumentation and control equipment suitable for operation in the ambient conditions where the equipment is located. 2. Provide heating, cooling, and dehumidifying devices incorporated into and included with electrical equipment, instrumentation and control panels to maintain the enclosures within the rated environmental operating ranges as specified in this Section for the equipment. 3. Provide sealing lock nuts on all components of outdoor installations. 4. Provide all wiring necessary to power these devices. 5. Provide all trenching, forming, rebar, concrete, back filling, hard surface removal and replacement, for all items associated with the Electrical Work and installation. Notice to Proceed (NTP) 11/10/2025 Notice of Start (NOS) 2/2/2026 Substantial Completion 4/30/2026 Final completion 5/29/2026 site work as required to install the new hvac and electrical improvements: conduit trenches and concrete mounting pads. demolition and modification of existing hvac and electrical components as described in these drawings. installation of three (3) new mini split units to serve the well building hvac system. installation of electrical improvements, including new low voltage transformer, new low voltage panel, new conduits and conductors, and new controls for the hvac system. installation of a temporary generator connection box on the exterior of the building. new electrical testing, power system study, and arc flash hazard labeling as required for the electrical improvements.
