Site work, paving and renovation of a mixed-use development in Savannah, Georgia. Completed plans call for the renovation of a educational facility; for site work for a road / highway; and for paving for a road / highway.

The facilities at Gamble Road for both Transportation and Maintenance need updating and repairs. This RFP is seeking Construction Management at Risk (CMR) proposals for the construction work associated with new work and renovations of the site and existing facilities. The successful contractor will enter into a contract directly with the school district and must assume all the responsibilities and duties of a direct contract. The firm selected through this RFP will enter into a contract with the District in a Construction Management at Risk Agreement with an estimated initial Stated Cost Limitation of $20,000,000. The firm selected through the RFP will provide a Guaranteed Maximum Price (GMP) after contract award. If acceptable to the Owner, the CMR will be issued a GMP change Order setting the GMP and authorizing the CMR to proceed to construct the project. The architect for the project is Goodwyn Mills Cawood LLC (GMC). The project has been divided into phases as follows: Phase I: New Restroom and Office Building - 2 story building approximately 6,800 square feet including parking, new septic system, and demolition of existing bathroom facilities; design development drawings are complete; construction documents scheduled to be completed in mid September 2025. Phase II: Refueling Station - New bus and fleet refueling station with 6 pumping stations and overhead canopy. Construction Documents from August 25 - December 11, 2025 Phase III: Site Development and Parking Lot - new parking area for buses, drives, utilities, site landscaping. Construction Documents ready October 21, 2025. Phase IV: Maintenance Building Renovations - renovations to existing office and storage building, approximately 32,000 sf. Construction Documents ready December 19, 2025. Phase V: Storage Buildings - new 7,200 square foot metal storage building. Construction Documents. Construction Documents ready December 19, 2025. Design is scheduled to complete in Phases however, the CMR may be able to complete the construction of multiple phases concurrently if allowed by transportation and maintenance departments on-going operations. However, the new Restroom and Office Building needs to take priority in any schedule. Current plans, master plan and other design information as in attachments are made available to each Offeror for reference and project information.
