Scope of Work and Deliverables The selected firm will be responsible for: Conducting a comprehensive assessment of the roof, beams, and rafters. Developing detailed design drawings and specifications for repairs and/or replacements. Ensuring compliance with all applicable building codes, safety regulations, and NFPA standards. Upon execution of a contract with a qualified Building Architect, the following deliverables shall be required in a format acceptable by the City. Condition assessment report. Preliminary and final design drawings and specifications. Opinion of probable construction cost. Construction bid package documents for use by the City of Conroe. Construction administration support (optional/additive service, if requested). Question Submission Deadline: October 13, 2025, 2:00pm Question Response Deadline: October 15, 2025, 2:00pm Performance and Payment Bonds The Contractor shall provide separate performance and payment bonds, each in an amount equal to the contract price and executed by both Contractor and a surety company authorized to execute surety bonds and to do surety business in the State of Texas. The bonds must be in a form acceptable to City and satisfying the requirements of Texas Government Code, Chapter 2253. Contractor shall provide a copy of the payment bond to each subcontractor and to each person or entity alleging a claim against the project or appearing to be a potential beneficiary of the payment bond. If the Contract price does not exceed $50,000, then no performance bond shall be required, (the threshold for the payment bond is $100,000.), provided however, the City shall retain the entire contract price until final completion and acceptance of the work. The City reserves the right to award parts of bids, reject any or all bids and to waive technical irregularities in the bids. The award will be made to the bidder/s who provides the goods and services at the best value for the City. The method of Contractor Selection has not been Determined at this time.
