Renovation of a multi-residential development in Titusville, Florida. Completed plans call for the renovation of a multi-residential development.

The Neighborhood Services Department, on behalf of the homeowner, is seeking services from a Certified General, Building, or Residential Contractor to performed repairs on occupied single-family residence per specified work write up. PROJECT# SHIP00 Completion-(90) calendar days REROOF COMPLETE remove existing roof covering(s) to deck. Repair/replace all rotten or deteriorated decking/boards and re-nail to code. Install high-heat peel-n-stick second water barrier and min. 30-year architectural shingles. Replace all drip edge, boots, vents, and ridge vents in white. *remove wooden 1x2 drip edge Exterior a) SGD - remove and replace SGD with impact resistant unit to code. Includes new masonry sill and all interior/exterior surface work associated with installation e.g. drywall, trim, masonry repairs. b) Eave Vents - install round louvered with insect screen inserts into existing attic ventilation holes around the entire eave perimeter. Alternatively, one piece manufacture framed screen cover filling the entire space may be used. Work must be uniform and professional. c) Fascia - repair/replace all rotten wood fascia paying close attention to the bottom of the roof rake corners. d) Paint Exterior Complete - Adhere to all industry standard prep work and protective measures. Fill all gaps and cracks, remove all loose material. Pressure wash, prime and paint, until uniform and even. COLORS: Walls SW6150; Trim SW6140; Accent SW6244 [Sherwin Williams] Interior a) Kitchen Cabinets replace all uppers and lower units with new "in stock" all wood cabinets. Colors selection from program approved choices. Reinstall existing appliances. (except hood vent) *allow at minimum 1 inches or more of filler on cabinet left of sink for proper operation of doors and drawers. Cabinets shall be from the following owner choices based on availability: 1 st Choice- Blue 2 nd Choice- Green 3 rd Choice- Medium stain Door styles shall be from the following owner choices based on availability: 1 st Choice- Square 2 nd Choice- Arch 3 rd Choice- Slab b) Kitchen Countertops install new laminate countertops. Color selection from program approved choices. c) Kitchen Hood Install new standard hood vent in white. Utilize wire from outlet above range. d) Windowsill - replace kitchen windowsill. * Overhang should be std. 1/2 " to 3/4" max e) Flooring - Install appropriate transition strips at all tile to terrazzo transitions. No unfinished products. f) Ceiling Repairs repair ceilings in bathroom and utility room, prep for paint. g) Utility Room replace lower two feet of drywall on NE, N, and NW walls, texture and prime. Replace all baseboards, trim, and patch jambs as needed. Includes wall insulation. h) Paint Interior - complete. All walls, ceilings, doors and trim. Includes all industry standard prep work, as well as patching, texturing, taping, masking and priming. Coverage must be uniform and even. COLORs: Walls- Cool Gray 7006-10 [Valspar] Ceilings- Ceiling White i) Door Knob - replace bathroom door know like for like unit. j) Bypass Doors Repair - install floor dividers on coat closet and bedroom #2 bypass doors. k) Replace Closet Door - install bypass closet doors in master bedroom. Electrical a) Outlets and Switches - replace GFI outlet right of kitchen sink. Install switch and outlet covers left of kitchen sink and outlet cover right of range. Replace non GFI outlet in Bathroom with GFI. Install spark guard to ship lap wall outlet. Install switch cover for hallway switch. Replace carport outlet with Weather resistant GFI outlet. b) Relocate Outlet - relocate washing machine outlet to code from hookup box to stand alone. c) Bathroom Exhaust Fan install appropriately sized exhaust ventilation fan in hall bathroom complete. Includes all wiring, switches, venting and gooseneck through the roof* as well as all associated surface work due to installation. *Installation shall be done during reroof and prior to dry in. d) Carport Light - remove and replace with new unit in jar style in white. Plumbing a) Kitchen Sink install new double bowl stainless steel sink. Complete with new faucet, valves, basket strainers, slip joint plumbing, etc. b) Replace vanity with new monolithic top including new faucet, valves, supply lines and slip joint plumbing. Vanity shall be from the following owner choices based on availability: 1 st Choice- White 2nd Choice- Gray c) Bathroom Waste Arm replace copper waste arm through bathroom wall with PVC. *Includes all related repairs to drywall.
