Remodeling of an educational facility in Beaverton, Oregon. Working plans call for the remodel of a one-story above grade educational facility.
**As of December 4, 2025, bids were canceled due to over the project budget. No definite date for the rebid.** The project involves the removal and replacement of carpet in various classrooms and hallways at Southridge High School. A General Contractor (GC) will be responsible to install, manage, and coordinate all work. Bids must be submitted in accordance with the bid documents. Late bids will not be accepted. Prospective bidders are requested to register with Oregon Buys as an 'interested Supplier' for this solicitation. The contract is for a Public Work subject to ORS 279C.800 to 279C.870. The District aspires to a goal of fifteen (15) percent DMWESBSDVBE content Question Deadline 11/03/2025 at 12:00 PM PT Questions must be submitted in writing via email to contracts@beaverton.k12.or.us as indicated in the Solicitation Summary. Bidders may also contact Purchasing Staff with questions. No other contact regarding this Solicitation, including with the design team or District Representative during the solicitation process (prior to executed contract) is permitted. Contact with District Staff / design team Members is only allowed during the Pre-Bid Conference. Please refer to attached plans and specifications. It is intended that the Contractor provides a complete project and coordinates work with the District, Contractors and Consultants hired by the District, and all applicable agencies having authority. a. Work to include supplying, storing, securing, and handling of all required materials. b. Work includes protection of existing utilities, neighboring finishes and replacement/repair of any damaged surfaces including but not limited to sheet metal, exterior wall finishes, roof mounted equipment, sidewalks, asphalt, and surrounding landscape areas. c. Contractor shall provide all labor, materials, equipment, transportation, and other facilities and services as necessary and/or required to execute all of the Work. d. Contractor shall field verify all measurements prior to ordering materials and/or starting Work. e. All work areas, staging areas, and storage areas shall be secured and clearly marked for the duration of Work. f. All work areas shall be cleaned of any construction debris daily. General Contractor is responsible for material removal and disposal off-site. Upon completion of the project, the General Contractor is to provide final cleaning of all work installed, replaced, or repaired. g. The District uses Trimble (formerly eBuilder) for project management. GC will be required to utilize Trimble for project-related documents including, but not limited to, submittals, invoices, and close-out documents. Training is provided. h. Prepare to submit product data for all materials within 10 business days of a fully executed contract and provide proof of ordered material within 30 business days after the fully executed contract. District is amenable to paying for materials or a portion of the materials upon confirmation of order. i. Carefully review all documents for the site. Below is only a summary of the work. j. Prevailing wage rates (BOLI) are required. 5. DETAILED SCOPE OF WORK: Work anticipated to begin following execution of a Beaverton School District Contract and scheduling with the District Representative for this project. 1. Refer to included floor plan for areas of work (highlighted in green). a. Field verification is required. 2. Base Bid: a. Provide all labor, tools, and materials to remove existing flooring in areas of work, including but not limited to, carpet and rubber cove base, and install new flooring, cove base, and metal transition materials in the same areas. b. Dispose of all debris off-site c. Take care to protect the surrounding finishes 3. Add Alternate #1: a. Some classrooms have accordion walls that may need to be removed for flooring removal/installation. Provide alternate pricing to remove and replace accordion walls to allow for flooring work. 4. Add Alternate #2: a. Provide alternate pricing to install VCT at corridors and stair landings. 5. Add Alternate #3: a. At upper level areas, it is expected that the existing underlayment and subfloor are in good condition for new carpet tiles and/or VCT. If conditions are poor post-demolition, the subfloor and/or underlayment shall be replaced. Provide alternate pricing to replace subfloor and underlayment. 6. Preferred flooring materials a. Carpet tile i. Minimum size: 12" by 36" ii. Manufacturer: Mannington Sensory Weave, or equal iii. Color to be determined b. VCT i. Size: 12" x 12" ii. Product: Armstrong Standard Excelon, or equal iii. Color to be determined c. Subfloor and underlayment for second floor areas, as needed i. Existing subfloor and underlayment conditions to be evaluated by GC after removal of existing carpet. ii. If replacement of subfloor and/or underlayment is needed: i. Preferred: 1-1/4" wafer board T&G subfloor and 5 to 7 ply AccuPlay Premium Underlayment, or equal. d. Rubber cove base for all areas i. Black, minimum 4.5" height, Product: Flexco, Roppe, Johnsonite, or equal e. Existing rubber stair treads to remain. i. Product: Flexco, Johnsonite, Roppe, or equal f. Entry mat tiles at exterior doors i. Existing walk-off mat tiles are approximately 7'-0" by 8'-0" ii. Product: Vloer Tru-Berber Tile, or equal g. Metal transitions i. To be mechanically installed at door thresholds where carpet tile and VCT meet. ii. Product: M-D Pro, 14297HSI, 2.5" threshold, or equal
