Renovation of an educational facility in Beaverton, Oregon. Completed plans call for the renovation of a 69,000-square-foot educational facility.

Beaverton School District terra Linda Elementary School Re-roof and Seismic Bracing Bids Provision of a General Contractor (Gc) to Install, Manage, and Coordinate the Work to Re-roof and Seismically Brace Areas at Terra Linda Elementary School. The purpose of this Invitation to Bid is to obtain competitive bids for a General Contractor to provide all labor, tools and materials to reroof and install seismic bracing at Terra Linda Elementary School. This is a public works project subject to ORS 279C.800 to 279C.870. All questions and comments about this solicitation must be directed ONLY IN WRITING to: contracts@beaverton.k12.or.us Deadline for submitting requests for clarification, change, substitution, or solicitation protest October 9, 2025 2:00 PM PST Please refer to attached plans and specifications. It is intended that the Contractor provides a complete project and coordinate the work with the District, Contractors and Consultants hired by the District, and all applicable agencies having authority. a. Work to include supplying, storing and handling of all required materials. b. Work includes protection of neighboring finishes and replacement/repair of any damaged surfaces including but not limited to ceiling tiles, wall board, paint, insulation, concrete block, etc. c. The Contractor shall calculate the amount of roofing materials, insulation and accessories required for a complete project which will be purchased by the owner and installed by the contractor. The Contractor shall provide all labor, non-roofing materials, equipment, transportation, and other facilities and services as necessary and/or required to execute all of the Work. d. The awarded contractor shall have a schedule recovery plan in place to achieve the substantial completion date. e. This IS a prevailing wage (BOLI) project. Certified payroll will be required on a weekly basis. Performance and payment bonds will be required. The awarded contractor will need to comply with the insurance requirements in the terms and conditions of the issued contract. f. All personnel on site must pass a current background check in compliance to BSD standards and badged at all times. g. The Beaverton School District's refuse/recycling containers may not be used for disposal of any materials. It is the contractor's responsibility to remove and legally dispose of materials off-site h. Have a plan for Heat Illness Prevention per OAR 437-002-0156. OSHA Administrative Order June 15, 2022. i. All work areas shall be cleaned of any construction debris on a daily basis. j. Provide dust control and HVAC protection as required to protect the rest of the school from construction debris. k. Upon completion of the project, the General Contractor is to provide final cleaning of all work installed, replaced or repaired including jobsite office. The Project consists of the demolition and replacement of the existing roof, which is approximately 69,000 sq ft., is low slope, and has multiple roof areas at varying heights. The scope of work includes, but is not limited to, the following elements: 1. ARCHITECTURAL a. Roof removal and replacement for roof areas A (South Building), B, C, D & F (Middle Building), G (North Building), H (Walkway) and I (Modular Building). Re-roof with Hybrid KEE/SBS roofing system and rigid insulation. b. Roof overlay at roof area E (Gym) with Hybrid KEE/SBS roofing system. c. New R-30 insulation to meet the current energy code d. New sheet metal flashing. e. Roof fall protection, including installation of OSHA-compliant fall protection anchors and guardrails. f. New roof hatches and hatch safety rails in existing locations. g. New roof ladders at select locations. h. New duct enclosure on Roof B. I. Salvage and reinstall mechanical screens. j. Repair interior finishes where disturbed by work of the Project. k. Repair rotted wood roof decking if damage due to water intrusion is discovered during construction. 2. STRUCTURAL a. Voluntary Roof level seismic improvements. This includes strengthening of the roof diaphragm and roof-to-wall connections in conjunction with the reroofing. b. Repair sagging overhangs on Roof A. c. Provide supplementary roof framing and connections as required for installation of fall protection anchors and guardrails. d. Provide new mechanical equipment service access structure to access rooftop unit AC-4. e. Provide new wood curbs for installation of new and reinstalled mechanical equipment. 3. MECHANICAL a. Demolish, replace, or reinstall rooftop vents and fans. b. Salvage and reinstall select rooftop HVAC units. c. Install new piping and exterior components for HVAC systems. 4. PLUMBING a. Provide new roof drains and roof overflow drains. b. Extend plumbing vents above top of new roof assembly. c. Demolish and replace existing natural gas piping. 5. ELECTRICAL a. Provide electrical power connections to new and reinstalled rooftop equipment. b. Demolish, relocate or reinstall electrical items. 6. HAZARDOUS MATERIALS a. Abate hazardous materials as noted on drawings and when encountered during construction
