The Urban Redevelopment Authority of Pittsburgh (URA) is seeking proposals from a roofing contractor (Contractor) to perform the described roof replacement at 501 Larimer Avenue in the 12th Ward of the City of Pittsburgh (City) in Allegheny County, Pennsylvania, on the corner of Larimer Avenue and Meadow Street. The URBAN REDEVELOPMENT AUTHORITY (URA) of Pittsburgh will receive bids from qualified contractors for the roof replacement with limited asbestos abatement of a 2 story commercial structure located at 501 Larimer Ave located in the Larimer neighborhood of the City of Pittsburgh. Thisis a multi-structure property consisting oftwo commercialstructures. The 501 Larimer Avenue structure is a two-story brick and cinderblock building with ground floor retail space with exterior access to ground floor via Bilko doors, and second floor apartment capacity. The second-floor windows are double hung. The Allegheny County Real Estate Portal web site lists URBAN REDEVELPOMENT AUTHORITY OF PITTSBURGH as the current owner. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. ASTM C578 - Standard Specification for Rigid, Cellular Polystyrene Thermal Insulation; 20151. 7. ASTM D4637/D4637M - Standard Specification for EPDM Sheet used in Single-Ply Roof Membrane; 2013. 8. SUBMITALS 9. Product Data: Provide data indicating membrane materials, flashing materials, insulation, vapor retarder, surfacing, and fasteners. 10. Warranty: Submit manufacturer warranty and ensure forms have been completed in Owner's name and registered with manufacturer. 11. QUALITY ASSURANCE Manufacturer Qualifications: Company specializing in manufacturing the products specified in this section with minimum three years of documented experience. 12. DELIVERY, STORAGE, AND HANDLING 13. Delivery materials in manufacturer's original containers, dry and undamaged, with seal and labels intact. 14. Store materials in weather protected environment, clear of ground and moisture. 15. Ensure storage and staging of materials does not exceed static and dynamic load-bearing capacities of roof decking. 16. Protect foam insulation from direct exposure to sunlight. 17. WARRANTY Provide 20-25 year manufacturer's material and labor warranty to cover failure to prevent penetration of water. 18. MANUFACTURERES Design Guide: Carlisle SynTec Systems; Sure-Seal EPDM: www.carlisle-syntec.com/#sle. 19. ROOFING - UNBALLASTED APPLICATIONS 20. Elastomeric Membrane Roofing: One ply membrane, fully adhered. 21. Roofing Assembly Requirements: 22. Roof Covering External Fire Resistance Classification: UL (DIR) certified Clas A. 23. Insulation Thermal Resistance (R-Value): 3 per inch, minimum; provide insulation of thickness required. 24. Acceptable Insulation Types - Tapered Application: Any of types specified. 25. Tapered polyisocyanurate or extruded polystyrene board. 26. Uniform thickness composite board covered with tapered polyisocyanurate or extruded polystyrene board. 27. ROOFING MEMBRANE AND ASSOCIATED MATERAILS 28. Membrane: EPDM; non-reinforced; complying with minimum properties of ASTM D4637/D4637M. 29. Thickness: 60 mil, minimum. 30. Sheet Width: 76 inches, maximum; factory fabricate into widest possible sheet. 31. Color: Black. 32. Tensile Stregth: 1600 psi, minimum, measured in accordance with ASTM D412. 33. Ultimate Elongation: 480 percent, minimum, measured in accordance with ASTM D412. 34. Tear Stregth: 200 lb per inch, measured in accordance with ASTM D624. 35. Water Vapor Permeability: 0.05 perm inch, measured in accordance with ASTM E96/E96M. 36. Seaming Materials: As recommended by membrane manufacturer. 37. Flexible Flashing Materials: Same material as membrane. 38. EXAMINATION 39. Verify that surface and site conditions are ready to receive work. 40. Verify that roof openings, curbs, and penetrations through roof are solidly set, and cant strips are in place. 41. INSTALLATION - INSULATION, UNDER MEMBRANE 42. Attachment of Insulation: Embed insulation in adhesive in full contact, in accordance with roofing and insulation manufacturer's instructions. 43. Cover Boards: Mechanically fasten cover boards in accordance with roofing manufacturer's instructions and FM (AG) Factory Mutual requirements. 44. Lay subsequent layers of insulation with joints staggered minimum 6 inches from joints of preceding layer. 45. Place tapered insulation to the required slop pattern in accordance with manufacturer's instructions. 46. INSTALLATION - MEMBRANE 47. Roll out membrane, free from wrinkles or tears. Place sheet into place without stretching. 48. Single joints on sloped substrate in direction of drainage. 49. Fully Adhered Application: Apply adhesive to substrate at rate of 1 gal per 100 sq ft. Fully joints. Fully adhere one roll before proceeding to adjacent rolls. 50. Overlap edges and ends and seal seams by contact adhesive, minimum 3 inches. Seal permanently waterproof. Apply uniform bead of sealant to joint edge. 51. At intersection with vertical surfaces: 52. Extend membrane over cant strips and up a minimum of 4 inches onto vertical surfaces. 53. Fully adhere flexible flashing over membrane and up to nailing strips. 54. Around roof penetrations, seal flanges and flashing with flexible flashing. 55. Coordinate installation of roof drains and sumps and related flashing. 56. FIELD QUALITY CONTROL Provide daily on-site attendance of roofing and insulation manufacturer's representative during installation of this work. 57. CLEANING 58. Remove bituminous markings from finished surfaces. 59. In areas where finished surfaces are soiled by work of this section, consult manufacturer of surfaces for cleaning advice and comply with their documented instructions. 60. Repair or replace defaced or damaged finishes caused by work of this section. 61. PROTECTION 62. Protect installed roofing and flashing from other operations. 63. Where traffic must continue over finished roof membrane, protect surfaces using durable materials. 1. Mobilization. L.S. 2. Site Protection, Fencing. L.S. 3. Roof - ACM Abatement (Including permits and all procedures). L.S. 4. EMPD Roofing and Insulation - Including all labor, materials, and equipment.
