Anaconda County Courthouse Historic Tile and Stone Replacement Anaconda County is soliciting proposals from qualified historic preservation contractors for the repair and restoration of historic tile and stone at the Anaconda County Courthouse. This project requires specialized expertise in historic stone masonry and tile repair to ensure the work is performed in a manner consistent with the Secretary of the Interior's Standards for the Treatment of Historic Properties. Scope of Work Site Survey and Documentation: The contractor shall perform a detailed condition assessment of the exterior stone, and the interior tile and grout prior to starting work. This includes documenting all pre-existing damage through photographs and a written report. Replacement of Existing Tile: Perform full replacement of floor tile using conservation-grade mortars and that match the color, texture, and profile of the original material. Substrate is to be fully leveled and prepared using appropriate cementitious materials to prevent settling and cracking. All repairs must be consistent with historical preservation briefs best practices. Grout Removal and Repointing: Carefully remove all grout using hand tools. Do not use power tools. Clean joints to remove dirt and debris. Repoint joints with a custom-matched mortar, applied in layers if necessary, to replicate the original color, texture, and tooling. Replicated Tile: The contractor will match and replace with new replicated and color matched encaustic cement tile that is as close as possible in size, shape, color, and texture. Provide samples of all replacement tile for approval by the Anaconda Deer Lodge County Historic Preservation Officer (CHPO) and State Historic Preservation Office (SHPO). Cleaning: After all repairs are complete, the contractor shall clean and properly seal the tile and grout using historic methods and materials approved by [Your Organization]. The use of harsh or acidic cleaners or sealers is prohibited. Tiles must only be sealed using sealers approved by the tile manufacturer. Exterior Stone Repairs: The contractor will remove and replace approximately (85) sandstone blocks with new replicated, and color matched stones to include original sizes and profiles. Stone will be quarried and cut to match proper bedding plane. Stones are to be hand carved and tooled to match original. Replacement mortar is to match the original in both color and texture, including mortar type. Project Close-out: The contractor shall provide a final report detailing the work performed, including before-and-after photographs, materials used, and any issues encountered.
