Renovation and addition to a municipal facility in Seattle, Washington. Completed plans call for the addition of a 7,173-square-foot municipal facility; and for the renovation of a municipal facility.

Project Description: Repair the entire roof of Building 2 with the exception of the northern addition that houses the Seattle Conservation Corps. Install appropriate fall protection to allow for safe roof maintenance. Replace the entire roof on Building #138 (7173 sq ft.). Seismic improvements will also be incorporated into the project per code requirements. Fall arrest restraint devices will be included in the project. Building #406 will include select demolition and modification of existing horizontal lifelines. Installation of new fall protection anchors and horizontal lifelines per plan. Additive #1: North Hangar Clerestory Roof Overlay. Additive #2: South Hangar Roof Repairs. The summary descriptions may not include specific reference to all incidental work elements required to complete the Contract. Include all labor, Materials, equipment, and incidentals required for completion of the Work as shown on the Drawings and specified in the Project Manual. B. Installation and maintenance of temporary erosion and sedimentation controls. C. The following scope elements are part of the Base Contract: 1. Building #2: a. Abatement and removal of existing asbestos containing materials (ACMs) including built-up roofing, mastics, and sealants. Refer to sheet HM1 - Hazardous Material Abatement Plan for details. b. Removal and re-installation of existing corrugated asbestos board siding (CAB) as needed to properly install new roofing and flashing. Refer to sheet HM1 - Hazardous Material Abatement Plan for details. c. Demolition of existing built-up roof assembly and installation of new EPDM roofing including coverboard and tapered rigid insulation. d. Select replacement of damaged tongue & groove (T&G) roof decking and wood framing. Note that some work areas may be inaccessible from the underside. e. Installation of new structural seismic bracing at existing unreinforced masonry (URM) parapets. f. Demolition of of abandoned vents, ducts, and miscellaneous rooftop mechanical equipment per demolition plans. Refer to the photo details on sheet D5.0a for additional scope items. g. Infill and repair of structural T&G roof decking at abandoned roof items to be demolished. h. Replace existing roof drains and reconnect rain leaders as noted. Modify existing stainless-steel downspouts to drain to roof where noted. i. Fabrication and installation of new sheet metal flashings including, but not limited to, parapet coping, reglet counterflashing, splash pans, custom saddle flashing, etc. j. Installation of new fall protection anchors and horizontal lifelines. Provide supplemental CDX plywood support at each anchor per detail. k. Installation of new treaded roof walkway pads per roof plan. l. Remove ACM sealant and reglaze two (2) existing skylight frames. m. Refer to sheet A0.4a - Scope of Work Summary for Additive Bid items. 2. Building #138 a. Prepare and clean existing roof surfaces for installation of new coverboard and EPDM membrane re-cover. b. Repair of existing rain leaders with new CIPP lining. Provide new roof drain strainer and clamping ring. Existing drain bowls to remain. c. Installation of new custom roof hatch to match existing opening dimensions. d. Installation of miscellaneous roof accessories including EPDM pipe flashings, wood blocking, and walk pad beneath existing mechanical equipment. e. Remove and reinstall existing metal flashing and stainless-steel cladding as needed to properly install new EPDM membrane. f. Installation of new custom roof hatch to match existing opening dimensions. g. Installation of new fall protection anchors, supplemental CDX plywood support, and horizontal lifelines. h. Concrete ledge modifications including the installation of new cementitious fill, waterproof traffic coating, and sheet metal drip edge. 3. Building #406 a. Select demolition and modification of existing horizontal lifelines. b. Installation of new fall protection anchors and horizontal lifelines per plan. c. Infill plywood decking and built-up roofing at four (4) locations per plan. Removal of all equipment including mechanical and electrical work by others. Assume each location is 4' x 4'. Coordinate removal efforts by others and provide temporary weather protection to maintain the integrity of the building envelope. PN-41158.005
