No definite date for the rebid.** Building 10 Holly Grove Renovations For Information Contact the Buyer Tara Lyle (304) 558-2544 tara.l.lyle@wv.gov To extend Technical Questions Due Date from 10/21/2025 to 10/23/25 by 12:00 PM. The Project consists of the construction and renovations of the entire building. Work will include new partitions, new roof, plumbing, HVAC, and electrical work. 1. EXTERIOR a. Roofing and Drainage: 1) Remove, repair, or replace the deficient fascia, soffit, and gutter systems to visually match existing 2) Slate roof repairs on the building's principal massing 3) Protect and reuse all existing gutters where possible. Install matching new drainage where necessary. b. Windows: 1) Evaluate, and repair where necessary 2) Modify the second-story east window where kitchen addition roof restructuring occurs. 3) Rebuild third-story dormer windows over grand staircase where current openings are boarded up with plywood. 4) Install custom in-fill panels within the basement windows where existing plywood fill openings c. Building Access and Entrances: 1) Modifications and upgrades to the existing ADA ramp are required. New Handrail assembly to be installed. 2) New Railing assemblies at rear porches 4) Installation of access control and security cameras 2. INTERIOR a. Walls and Ceilings: 1) Plaster restoration: both crack repair and ceiling removal to facilitate MEP upgrades 2) Replace all drywall and install it in locations that currently have bare framing 3) Reinstall removed trim, mantels, other millwork, etc. b. Doorways and Doors: 1) New doors to be ADA compliant on public entry level 2) Widen selected framed openings to comply with the ADA-accessible route, removing and retaining selected historic doors for reuse with the scheme. Retaining trim pieces, and fabricating matching profiles when necessary. 3) Update hardware and repair historic hardware c. Facilities: 1) Bathroom upgrades on level 1 and level 2 2) New ADA-compliant bathroom on level 1 d. Floors: 1) Patch and restore the existing oak strip floor. 2) Refinish all wood floors 3) Remove existing carpet e. Stair Assemblies: 1) Revise stairs for code compliance: 2) Restore the grand staircase with an additional landing at the bottom step level. Modify bottom landing and add stair carpet runner. 3) Install new handrails/guardrail assembly on exterior stairs and ramp. 4) Install a new concrete ramp at the front door under the portico. 5) Install new railing assemblies and handrails on porches. f. Building Systems: 1) Install All New Plumbing: Sanitary, drain, supply components, and fixtures 2) Install All New Electrical: Complete system upgrade 3) Install All New HVAC: Complete system upgrade 4) Install All New Data/Com/Security system upgrades 5) Install New Fire Alarm and Detection System
