SCOPE OF WORK Demolition: Perform selective demolition at first and second floor areas of the two-story, wood-framed building. Selective and careful demolition shall be undertaken within the Warehouse area to add amenities, windows, and to prepare for the Addition. No hazardous materials have been identified at the site. Exterior pavements and an existing, depressed loading dock shall be removed toward rear of the site in preparation for the building Addition. New Building Addition Construction: Construct a pre-engineered metal building (PEMB) of approximately 4,800 square feet, all of one-story construction, including a concrete foundation and floor slab. Construct an additional 785 SF garage addition adjoining the primary addition Exterior of the Addition shall consist of a hybrid wall system that includes exterior metal wall panels and exterior insulation finish system (EIFS). Interior conventional construction at the Addition shall consist primarily of cold-formed steel framing and gypsum wallboard, with aluminum-framed windows, storefront entrances and HM steel doors and frames. Shallow foundations shall be of reinforced concrete; floor slabs shall also be of reinforced concrete. Roof of the PEMB shall be sloped, insulated standing seam metal. All areas shall include metal gutters and downspouts.
