Renovation of a multi-residential development in Vancouver, British Columbia. Completed plans call for the renovation of a multi-residential development.
George Whiten Place is owned by the Alexandra Housing Society and managed by Sch’eyk Housing Society and Frog Hollow Neighbourhood House. It is a group of three-storey wood framed townhouses, which includes 12 two-bedroom units, 8 three-bedroom units and 3 four bedroom units. There is also an amenity building on-site. The property was constructed in 1990 and a building envelope renewal was completed in 2009. For higher heating efficiency, energy saving, lower carbon footprint and to get air conditioning for the space, the furnace system in the unit to be replaced with heat pump unit with supplementary electrical heater. 1. Condensing unit to be installed in sunken patio next to entrance. Condensing unit location to be proposed based on following criteria: To minimize the noise issues to occupants. Least run of refrigeration line run to minimise bulkheads/drywall cutting in the space. Minimum impact on exterior aesthetics of the building. 2. Replace the Hot Water Tank (HWT) with high efficiency condensing type instantaneous water heater equal to Navien NPE-180A2. Equivalents must be submitted for review and approval. 3. Drywall to be removed to run the refrigeration lines from indoor fan coil unit to out door condensing unit. All drywall removed to be replaced with new drywall and painted to match existing finish. 4. The current electrical service needs to be upgraded to 600A-800A, 3ph, and the breaker and load center inside the units need to be replaced with a larger breaker. 5. Install PMT in caged space in back side of the site or in landscaping area at back side of the site within close proximity of the electrical power pole. The BC Hydro Right of Way will be 3.7mx3.7m. 6. Replace the disconnect switch with a new compact 600-800A switchboard. 7. Replacing breaker inside the meter center for all units with 90Amp 120/208V 1ph,3w service to each unit.
