Construction Manager at Risk - Multi-Disciplinary Science Hub (MDSH) project at the University of Calgary main campus - 2500 University Dr NW, Calgary, AB T2N 1N4. The Construction Manager's responsibilities include, but are not limited to: Provide personnel to perform the Services and to effectively control, direct, and supervise the pre-construction activities and the Work, whether performed on or off site. Provide recommendations on construction feasibility, availability of materials and labour, time requirements for installation and construction, and factors related to value engineering including cost implications associated with alternative designs or materials, preliminary budgets, and possible economies and cost savings. Undertake initial constructability analysis on the Schematic Design and perform comprehensive analysis on the detailed design and construction documents. Review the design and ensure that the correct provisions are being made for all the vivarium and research specific equipment that is being procured by the University. This review includes understanding and defining the requirements to schedule, protect, and commission the equipment, as well as developing flexible staging and delivery options. Establish, monitor and maintain a construction schedule that incorporates the all project phases involving preconstruction, construction, commissioning and post occupancy. FFE components are to be incorporated into the construction schedule as well. Review the design in conjunction with the estimates provided by a third-party cost consultant. Prepare separate estimates for comparison and verification. Should the estimates exceed the construction budget, work with the team to re-align the project with the budget. Develop risk mitigation strategies related to the budget, schedule and construction to minimize potential change orders, delays and cost overruns. Advise on labour and material conditions throughout the project and proactively manage the construction schedule by to address the labour requirements and material availability to deliver the work. Identifying potential risks associated with the construction activities related to the Project.
