Site work, paving and renovation of a mixed-use development in Barnum, Iowa. Completed plans call for the renovation of a educational facility; for site work for a playground / park / athletic field; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.
The project consists of an interior remodeling of the administrative offices area including full interior demolition, construction of a new main entrance canopy, secure entry, and entrance ramp. Project also includes minor remodeling of the west lobby into a pickup/drop off point for students with new west facing windows and improved interior and exterior finishes. The project also includes extensive exterior site work, pavement removal and new pavement installation, playground area replacements, and selective utility upgrades focused primarily on storm drainage improvements.. The Work includes demolition, site demolition, cast in place concrete, masonry, Indiana limestone, strcutal steel, pipe and tube railings, architectural wood casework, insulation, metal roof panels, wall panels, soffit panels, gutters and downspouts, sealants, hollow metal doors and frames, wood doors hardware, glazing, gypsum board, non-structural metal framing, tiling, acoustical ceilings, tile carpeting, painting, signage, cornerguards, toilet accessories, earthwork, asphalt paving, concrete paving, pavement markings, chainlink fence, seeding, sodding, storm drains, piping and structures, bollards. The Prime Contractor submitting the Bid shall provide and coordinate all Work required for this Project See specification Section 01 10 00 Summary, Article 1.10 Work Sequence, for the multiple dates and milestones for the project components. In general terms, start on site 4/3/2026, with substantial completion 7/31/2026. Bidders may seek clarification of the drawings and specifications and from the Architect and propose substitutions prior to 12:00 Noon, 11/12/2025 at which time no further information will be provided other than what is shown in the Drawings and Project Manual. The purpose for the deadline is to insure adequate time for preparation and issuance of an addendum, if needed, on 11/13/2025. It is the intention of this request that addenda after this date may not be necessary. Each proposal shall be accompanied by a bid bond, certified check, cashier's check or certified share draft in a separate sealed envelope, clearly marked "Bid Bond" or Bid Security", in an amount equal to five percent (5%) of the total amount of the proposal. The certified or cashier's check shall be drawn on a bank in Iowa or a bank chartered under the laws of the United States of America or the certified share draft shall be drawn on a credit union in Iowa or chartered under the laws of the United States and payable to the Manson Northwest Webster CSD. Said check or share draft may be cashed, or the bid bond forfeited as liquidated damages in the event the successful bidder fails or refuses to enter into a contract within ten (10) days of issuance of a Notice of Award and post bond satisfactory to the Manson Northwest Webster CSD insuring the faithful fulfillment of the contract and maintenance of said improvements as required by law. The bid bond should be executed by a corporation authorized to contract as a surety in the State of Iowa and must not contain any conditions either in the body or as an endorsement thereon. Such bid security will be returned to all except the three lowest bidders within three (3) days after the opening of bids and the remaining cash, checks or bid bonds will be returned promptly after the Owner and the accepted Bidder have executed the Contract, or if no award has been made within thirty (30) days after date of the opening of bids, upon demand of the Bidder at any time thereafter, so long as he has not been notified of the acceptance of his bid. Conditional bids will not be accepted. The right is reserved, as the interest of the Owner may require, to reject any and all bids, to waive any informality in bids received, as allowed by law. Bids may not be withdrawn for thirty (30) consecutive calendar days of opening.
