Harris County Department of Education (HCDE) is seeking Proposals for Construction Manager-at-Risk (CMAR) from qualified proposers to provide consultation during and after the design of the project and serve as the general contractor for the existing HVAC and Partial Roof Recover Project at Harris County Department of Education's North Post Oak facility located at 6005 Westview Drive, Houston, TX 77055. Question Deadline 11/13/2025 at 5:00 PM CT Proposals shall be submitted electronically The Project consists of two distinct scopes: Scope A: HVAC & Miscellaneous Modifications and Scope B: Partial Roof Recover, which include, but are not necessarily limited to: SCOPE A - HVAC & Miscellaneous Modifications - Replacement of Four (4) Dock Levelers at Warehouse Areas - Modification of Warehouse Area Work Area Walls to provide separation from adjacent Warehouse Areas. - Modification of existing fire sprinkler system, where required by wall and/or ceiling modifications. - Construction of interior partition at Level 02 to define area for future build-out of office and support areas. - Maintenance/End of Life Systems Replacement to include: Replacement of approximately 400-ton existing Roof Top HVAC Units as required; note that the intent is to change form RTUs to VRF system on designated portions of the building and as such, the actual number of units is not known at this time. Replacement of interior HVAC ductwork as required. Installation of Variable Refrigerant Flow (VRF) System at Office and Support Areas. Replacement of Building Automation System (BAS) Controls. Fire Alarm System Update. - Site Development: TAS Required site accessibility modifications. Development of a phasing/occupancy plan for the move-out. SCOPE B - Partial Roof Recover - Partial Roof Recover Eastern Portion of Roof (approximately 100,000 square feet); the entire roof system is not being replaced but instead, the roof membrane only.
