Renovation of a clubhouse / community center in Oklahoma City, Oklahoma. Completed plans call for the renovation of a clubhouse / community center.
North deck area has damage and needs to be replaced. The North deck needs replacement because of roofing material deteriorating causing leaks in the North lobby area. There is also rot on the framing causing the deck area to be unsafe to be occupied. Need to remove and replace approximately 2,331sf of 1x6 Trex decking. Remove and reset approximately 130 feet of handrailing, with 11 strands of steel cable railing. Remove approximately 2,331sf of 2x6 cedar floor joist framing and replace with 2x8 weather treated floor joist framing along with double up 2x8 girders to support the width of the floor joist. Weather resistant 4x4 support material needs to have footing to keep from damaging the TPO material. The 2x8 rim joist needs to be attach to the existing building. Remove roofing material and replace with fully adhesive TPO material with 2 to 3 inches of insulation board over concrete roof area. The TPO material needs to come up the top of the header joist to keep water from entering in the lower floor level. Roof drain needs to be removed and reset for proper drainage. o The quote should include a detailed list of materials and labor costs and a comprehensive work scope. If the scope of work is not thorough, it will be rejected and treated as a no quote. There is no draw percentage for material or labor under $10,000. Any draws over $10,000 must be approved by LOS before the contract is finalized. There are no exceptions. The contractor shall be skilled and regularly engaged in the general class and type of work specified in the job scope and specifications. Before bidding, the contractor must visit the property and become thoroughly familiar with the existing conditions and scope of work. The contractor must review the entire scope of work to ensure coordination of all work impacting each trade. Failure to review all contract documents for applicable items shall not relieve the responsible party from fulfilling all work required. o All project construction shall follow the State of Oklahoma's federal and local codes, laws, Standards, and Specifications. o The contractor shall coordinate work solely with the Property and Facility Maintenance office. o The Contractor shall be responsible for obtaining any necessary or required construction permits through the city in which the construction falls, outside the owned property of the Chickasaw Nation. The Project Manager will submit permit applications to the Code and Life Safety Enforcement Department, if necessary, for any Chickasaw Nation-owned facilities. o The Contractor shall coordinate with the Project Manager for inspections by the Chickasaw Nation Code & Life Safety Enforcement Department, if necessary. Inspections shall be carried out at each stage as specified by the Code & Life Safety Enforcement Department. o The contractor shall assume sole and complete responsibility for job site conditions during construction of this project, including the safety of all persons and property; this requirement shall apply continuously and not be limited to regular working hours. o The contractor shall provide all barricades, signs, or other devices necessary for employee and public safety. Orange plastic fencing is preferred and shall be placed between the job project and the daily duties of facility employees and/or the public. o Chickasaw Nation Equipment will NOT be loaned to any contractor for contract work. The contractor provides all tools and equipment to complete the project. There are no exceptions. o The contractor shall be responsible for adhering to the facility's schedule if it is occupied and will remain in operation during the project. All work must be coordinated with property and facilities maintenance before being executed to minimize any facility disruption. o The contractor agrees always to maintain the site neat, safe, and orderly and to be responsible for their safety. The contractor agrees that the job site shall be clean at the end of each phase of work and that the contractor shall promptly remove and dispose of all trash, scrap, and unused material. The contractor shall provide an on-site trash dumpster. DO NOT USE the facility dumpster. o The contractor shall repair and restore to their original condition all new work and existing improvements that may have been damaged due to work included in this contract. This includes, but is not limited to, existing irrigation, electrical conduits, drainage, turf, and water/sewer lines. Any damage to the facility's structure or grounds outside the job scope is the contractor's responsibility to repair or replace with no cost to the Chickasaw Nation. And NO additional time or payment shall be due to any required work associated with repairs or replacement. o Foul, obscene, and coarse language WILL NOT BE tolerated on Chickasaw Nation properties. Facility grounds are smoke, alcohol, and drug-free. o Upon completion, a minimum of one year of material and labor warranty is required. o Any change of the original specifications that were agreed upon in the contract. It must be submitted as an amendment to the contract after it has been agreed upon and signed.
