Site work, paving and new construction of a mixed-use development in Muscatine, Iowa. Completed plans call for the construction of a pre-engineered storage facility; for site work for a pre-engineered storage facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; parking garage; and parking garage.
The work to be performed consists of the construction of a new Pre-engineered Metal Building for the commercial offices, and storage and maintenance of commercial vehicles for use by the Muscatine County Engineer and Highway Department. The structure consists of concrete foundations and flatwork, metal framed walls and roof, metal stud framed walls, metal framed second story in the garage space, standing seam metal roofing, metal siding, aluminum storefront windows, sectional doors, and hollow metal doors. Interior work includes metal stud framing with batt insulation, installation of drywall, installation of flooring, painting, installation of kitchen and bathroom fixtures and finishes, installation of wood doors. Mechanical work includes the installation of heating and cooling ductwork and appliances for the garages, office and storage space. Electrical work includes installation of lighting and electrical equipment, installation of an onsite generator and connection to the transformer. Site work consists of earth removal and remediation, retaining walls, concrete flatwork, re-grading of the driveway, concrete paving. The date for Award of Contracts for construction is anticipated on Monday, November 24th, 2025, with the Notice to Proceed being issued no later than December 11th, 2025. 1. The contractor will have full access to the site during the project. The owner will maintain continuous occupancy and operation of adjacent spaces and the remainder of the facility and phased construction may be required to maintain egress during construction. No date is set for substantial completion but a Fall 2026 completion is highly desired. Bid Security shall be made payable to the Muscatine County Iowa, in the amount of 10 percent (10%) of the Base Bid sum. Security shall be CERTIFIED CHECK, BANK CASHIERS CHECK or AIA A310 BID BOND issued by the Surety licensed to conduct business in the state in which the Project is being constructed. The Owner reserves the right to approve the sufficiency of the required bid security. The successful bidder's Security will be retained until it has signed the Contract and furnished the required PAYMENT and PERFORMANCE BONDS. The Owner reserves the right to retain the Security of the next three (3) lowest bidders until the lowest Bidder enters into a Contract or until sixty (60) days after bid opening, whichever is the shorter. All other Bid Security will be returned as soon as practical. If any Bidder refuses to enter into a Contract, the Owner will retain its Bid Security as liquidated damages, but not as a penalty. 1. The contractor will have full access to the site during the project.
