Renovation of a multi-residential development in Arnolds Cove, Newfoundland. Completed plans call for the renovation of a one-story above grade multi-residential development.
Closing Time: 12:00 PM (NT) ** Please note that there has been 2 addendum issued for this project. ** Question Acceptance Deadline 2025/11/06 03:00:00 PM NST Work on this project includes, but is not limited to, Exterior Renovations of 53 Spencer's Cove Road, Arnold's Cove & 119-121 Main Road, Come by Chance. Work for this project is as specified herein and referred to in the specifications. The following outline is general and is not to be considered complete in every detail. All items to be supply and install unless otherwise noted. Contractor responsible for damage caused during construction or improper installations. Before submitting a quote, bidders shall carefully examine the Contract Documents and the site of the proposed work to fully inform themselves of the existing conditions and limitations. No claim will be entertained or allowed for any labour, materials, or other extras that may be required for the proper execution and completion of the contract, which could have been determined by site examination. Work Required at 53 Spencer's Cove Road, Arnold's Cove Only: Demolition Remove and dispose of all items related to this project, as per specifications, throughout the interior and exterior of unit including but not limited to garbage, siding, deteriorated wall sheathing, windows/doors/associated trim, vent hoods/associated components, exterior lights, exterior electrical outlets, door bells, electrical masts and meter (re-attach post-installation of rigid insulation and siding), civic numbers, and framing. All materials not being re-instated are to be disposed of at an approved disposal facility. 2 Contractor responsible to move, or repair if downed, and reinstate all exterior attachments as necessary, including but not limited to electrical, telephone, and cable connections. Contractor responsible to pay for and to coordinate with utility companies to ensure a near and timely reinstallation of existing services. Contractor responsible for all items damaged during construction. 2 Scaffolding To facilitate with scaffold setup, existing fences, patios, decks, etc. can be removed and reinstalled. The condition of the above will be documented before work begins. with photos provided to the project's NLHC representative. Site Work/Foundation 3 1 Repair concrete cracks with two component epoxy adhesives (Sika) or equal. Unit price to be entered on TF-7. 2 Pressure wash, scrape and paint (2 coats) all exposed concrete foundation walls, color to be gray. 3 Install new clothesline posts, clothesline elevator, clothesline and associated hardware Refer to detail 2/A-7. Contractor responsible to reinstate areas disturbed during construction with topsoil and sod. Siding 1 Install new rigid insulation, building wrap and vinyl siding c-/w all associated trims and accessories over entirety of units. Install J-blocks and blocking for all existing satellite dishes, phone and cable equipment. Color of siding to be determined by NLHC representative 2 Replace deteriorated or inadequate materials. Unit price for these items to be entered on page TF-7. Contractor to allow for working around and/or moving existing plumbing and electrical. 3 Install new house numbers, frost free hose bibs, exterior lights and GFCI's, all complete with J-Blocks Install all new exterior vents, including foundation wall vents for crawl spaces. 5 Remove and re-install all exterior steps in order to facilitate siding replacement. Doors 1 Install new exterior front and rear doors at unit complete with deadbolt and passage sets. Deadbolts to be keyed alike. 2 Ensure sufficient blocking installed for threshold of exterior doors. Replace deteriorated or inadequate materials, price for these items to be entered on TF-7. 3 All exterior doors and trim are to be vinyl clad. Board beneath exterior doors to be white PVC.
