Campus wide interior painting: This specification covers the professional surface preparation and field painting of designated exposed interior walls and door trim/frames across the College facilities. Areas of work include all walls and door trim/frames within Teaching Spaces, Administrative Areas, Labs and Training Areas, and Common Areas (including corridors, lobbies, and restrooms). Key exclusions: ceilings, floor baseboards, the doors themselves, prefinished items (such as casework, metal lockers, acoustical wall panels, and light fixtures), Mechanical/Utility rooms, and Storage/Janitorial closets. Contractors must supply compatible, best-quality, premium, low-VOC interior latex paint. The required finish for all surfaces is satin, with a gloss range of 15 to 35. All coatings for each system must be sourced from the same manufacturer. Contractors are responsible for full surface preparation, including cleaning, sanding glossy surfaces, filling minor defects, and priming repaired areas. Starting work in an area constitutes acceptance of the surfaces and conditions. A minimum of two coats of finish paint is mandatory for all surfaces to ensure a smooth, opaque, and uniform finish. The project requires a flexible, phased approach with all work schedules pre-approved. Noisy or disruptive activities must be scheduled for off-hours to minimize impact on campus operations. Contractors must provide extensive property protection, including covering all furniture and equipment and properly masking adjacent non-painted surfaces.
