Site work and new construction of a multi-residential development in Burlington, North Carolina. Completed plans call for the construction of a one-story above grade, 14-unit multi-residential development.
Construction of Five (5) duplexes and triplexes and all associated site work. Scope of work will consist of renovations and modernization of existing project and includes, but is not limited to, the following items: Provide all labor, materials and equipment required to provide a new Twelve (12-) unit Multi-Family Development, consisting of Five (5) duplexes and triplexes. Provide all labor, materials and equipment required to provide a new site work identified on the plans. Provide all other work as shown on plans, in the Project Manual and as required by codes and the authority having jurisdiction.. Square footage has been reduced in the 2-bedroom units. The 2-bedroom triplex has replaced the 2-bedroom duplexes. Significant changes have been made to the site layout. The Davis-Bacon Wage Decision has been updated to the 2026 residential rates Instructions to bidders include: - Bidders must have proper licensure under relevant state laws for their trades. - Each proposal must be accompanied by a cash deposit or certified check for at least five percent of the proposal, or a bid bond of equal amount executed by an approved surety. - A Performance Bond and Payment Bond for 100% of the contract price will be required. - Bids can be delivered in person, by mail, or electronically via an approved secure file sharing system. - Electronic bids must be correctly uploaded and complete before the bid deadline; late submissions or incomplete files will not be accepted. - Emailed or faxed bids are not accepted. - No bid may be withdrawn for 60 days after the bid deadline. The owner reserves the right to reject any or all bids and waive informalities. - Economic opportunity requirements per Section 3 regulations must be followed. Equal Employment Opportunity and wage requirements as specified in the project manual must be met. - All questions arising from the pre-bid process or site visits should be directed to the architect. - Project plans and manual are available for inspection or download by qualified bidders, as specified in the instructions. Questions that arise from the Pre-Bid and/or Site Visits are to be directed to the Architect at bids@stognerarchitecture.com. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
