**As of December 16,2025 ,The owner has determined a prequalified list of construction managers.** The Dripping Springs Community Library District, Texas is soliciting Qualifications for selection of a Construction Manager-at-Risk firm to provide preconstruction and construction services for the New Dripping Springs Community Library in accordance with the terms, conditions, and requirements set forth in this Request for Qualification Question Deadline 11/12/2025 at 2:00 PM CT All questions, communications, and Request for RFIsMindy Laird Executive Director Dripping Springs Community Library District 501 Sportsplex Drive Dripping Springs, Texas 78620 E-mail: procurement@dscl.org The Dripping Springs Community Library is soliciting Qualifications from qualified construction managers who are interested in the opportunity to provide pre-construction and construction services for the construction of the New Dripping Springs Community Library. Included in the scope of services is collaboration with the design team during the design phase, attendance at design coordination meetings and constructability reviews, value engineering participation, construction scheduling, cost estimating, and development of a guaranteed maximum price (GMP) proposal. Responses to the Request for Qualifications (RFQ) will be evaluated to identify applicants with the requisite experience, qualifications, and resources to complete the Project successfully. The Owner will identify and select a short-list, from the list of respondents, based on an evaluation of each respondent's Qualifications. This RFQ places emphasis on the applicant's demonstrated ability on past projects of similar size and scope to perform on this Project to meet or exceed Owner expectations. Furthermore, it is imperative that the selected CMAR work seamlessly with the Owner and design team in a collaborative fashion throughout the design, construction and closeout processes. Construction Managers on the short-list will be invited to respond to a detailed Request for Proposal (RFP) which will be subsequently issued. A construction budget of $26,000,000 has been allocated for a new two-story approximately 37,000 square foot New Dripping Springs Community Library. The building construction consists of a new conventional steel super structure, slab on grade, 1" insulated Low-E curtainwall structure, coldformed metal framing, weather-proofed / sheathing airspace cavity wall with stone and metal wall & roof panels. Site improvements are to include, but not entirely limited to, utility connections, drainage improvements, retaining walls, pedestrian plazas, landscape detention, surface parking, vehicle drives and pedestrian walkways. The proposed schedule for design and construction of the project is included in Section 2.2. The project will be located at 225 Benny Lane, Dripping Springs, Texas 78620, on an approximately 5 acre tract directly adjacent to the existing Dripping Springs Community Library, as part of this project, the existing Library will need to remain 100% operational during the entire course of construction. A map identifying the project site limits is attached as Appendix B: "New Dripping Springs Community Library RFQ - Map." In this attachment, the area shaded in yellow has been identified as the location for the New Dripping Springs Community Library to be constructed per this RFQ. The area shaded in red is the current location of the Dripping Springs Community Library that is to remain undisturbed and 100% operational throughout the course of construction and move-in to the new library. This area is not anticipated to be greatly impacted by the project in this RFQ but some degree of design and site preparation is likely. At a minimum, this will include a master site plan to incorporate site improvements which will include, but not entirely limited to, existing and new utilities, drainage improvements, retaining walls, new surface parking, vehicle drives and pedestrian walkways.
