Community Housing is seeking Electrical Contractor Services from a single qualified supplier to provide maintenance and repairs to portfolio of properties as required. This includes but is not limited to a mix of historic, non-historic houses, apartment, residence properties. See full list of properties in separate attachment. Projects will vary in type, scope and value and include planned and as needed work. Queen's may choose to issue an RFP or obtain separate quotes for projects of larger scope and /or requiring specialized skills or services. Typical scope of projects may include but is not limited to: Routine maintenance Maintaining electrical services in approximately 70 core houses (wiring and panels have been upgraded to Square D breakers over the past 25-30 years). Maintaining electrical services in a 264 units complex (unit panels have been replaced over the last 25-30 years to Square D breaker panels). Maintaining electrical services in a 124 units high rise (Unit panels have been replaced over the last 25 years to Stab-lock breaker panels). Day to day repairs as required Replace outlets, switches and light fixtures (original to the buildings and approximately 50 years old). Replace breakers. Upgrade electrical panels when required. Replace main fuses when required. Investigate electrical problems. Emergency Response Daytime and after hours emergencies - with expected maximum 2 hours on-site response time after receiving notification (24 hours / 7 days a week) Examples of electrical emergency: No power, partial power, electrical service repair/replacement on core property houses.
